You will be accountable for managing the complete conveyancing process and some of the expectations include:

  • Researching information and communicating with clients and others in person or through various means like email.
  • Utilizing a computerized case management system as conveyancing tasks are increasingly carried out online.
  • Obtaining clients' instructions.
  • Safeguarding clients' interests while taking precautions against potential fraud and money laundering.
  • Issuing terms of engagement and cost estimates.
  • Obtaining or verifying Land Registry documents or title deeds.
  • Overseeing all financial aspects of a transaction.
  • Exchanging contracts and finalizing the transaction.
  • Handling tasks related to leasehold properties.

Specific tasks for purchase transactions include:

  • Conducting and verifying pre-contract searches.
  • Reviewing mortgage instructions from lenders and carrying out necessary tasks.
  • Preparing transfer and mortgage deeds.
  • Receiving mortgage funds, paying stamp taxes, and dealing with registration matters.
  • Assisting with property registration.

Other responsibilities may include:

  • Managing Transfer of Equity matters.
  • Preparing Trust Deeds if needed.
  • Managing Re-mortgage cases.
  • Scheduling appointments with clients.
  • Experience in dealing with New Build Properties.
  • Assisting in closing files by handling ledger balances.
  • Dealing with Wills.
