Purpose


Management and leadership within the Asset Team for the continued delivery of Safe, Affordable and Well-Maintained homes to ClwydAlyn residents and its clients.

Key Responsibilities

  • A principal Manager role responsible for controlling the delivery of the Asset management Strategy including the delivery of compliance related works, cyclical, capital and revenue work streams working closely with the Head of Asset Management to manage annual budgets and achieve high levels of resident satisfaction and service improvements.
  • To work in a collaboratively across the group to provide advice and support to enable the business to meet its statutory legal obligations.
Scope of the role

  • To ensure ClwydAlyn Homes are well maintained, affordable and safe to live in meeting both statutory legal obligations.
  • Responsible for managing the lead Asset officers activities using the core values of our business to achieve the delivery of the Asset Management Strategy, Business plan objectives and provide a high standard of landlord compliance, and maintenance service to all the business property portfolio.
  • To be creative and innovate and set departmental leadership objectives, providing the team with overarching managerial/mentoring guidance to ensuring the provision of service(s) are achieved and continually improved.
  • To develop both capital and revenue projects and lead/ sponsor these programmes of work delivered.
  • Ensure ClwydAlyn homes and communities are adequately invested. Including completion of Capital Investments, Insurance refurbishments and Health & Safety projects and Development of Environmental works to improve communities and reviewing departmental activities to provide continued improvement of ClwydAlyn Homes through innovation and improving specifications, whilst achieving Value for money.
  • To help to achieve Safe Homes via the successful management and delivery of Compliance delivery workstreams, not exhaustive to Gas, Electrical, Asbestos, LOLER and Fire. Ensuring servicing and necessary certification in line with group policies is achieved, maintained and reportable for the departmental portfolio and to agreed KPI Targets. To work alongside the compliance department to provide operational and delivery input to Safe homes policies.
  • To forecast, manage and deliver assigned budgets and produce business cases for additional investments to support future budget setting, whilst considering delivery of an Active Asset Management approach to your decision making and departmental obligations.
  • To support in achieving an improving the services which are provided by the Asset team to all stakeholders with emphasis the resident experience to achieve high satisfaction using both results and stake holder events and ensuring that feedback on service improvement is implemented.
  • To be the point of escalation for technical guidance matters that Lead Asset officers are unable to provide, such as preparation of evidence gathering and technical reports regarding disrepair claims ready for court, as well as representing the asset team at key milestones on new development projects
