More about the Technical Coordinator role: Manage site as agreed with the Technical Manager from design stage to post-completion, in line with the delivery program. Undertake key aspects of the Principal Designer role as defined within the Construction Design & Management Regulation 2015. Complete all necessary Health, Safety & Environmental documents in line with group policy. Coordinate delivery of surveys and reports required for the development and manage associated requirements from design to completion. Manage the process of obtaining consultant fee proposals and formal appointment documents in accordance with group procedures. Coordinate consultants to deliver the civil engineering designs, including legal plans. Undertake value engineering assessments and ensure buildability. Coordinate submission of designs and secure technical approvals for agreements such as S104, S38, and S278. After technical approval is granted, manage timely completion of legal agreements. Coordinate utility designs and initial mains laying onto the site, ensuring legal agreements are completed in a timely manner. Coordinate street naming with the local authority, complete plot list, and distribute internally and externally within the business. Where applicable, obtain Management Company quotations, review, compare, and provide the Technical Director with recommendations for appointments. Assist in the production of Sales brochures, legal and sales handover meetings. Provide information for Housing Association contracts and attend progress meetings. Coordinate consultants to deliver the house type working drawing packs and liaise with key suppliers to provide ancillary drawing information for tender, construction, and sales packs. Prepare all drawings and documents for engineering and superstructure elements for tender, followed by construction issue and sales handover. Coordinate the accuracy of information supplied by all departments to ensure no discrepancies. Submit all information to NHBC and obtain approval of the same, obtaining SAP Assessments together with PEA and EPCs, Secured by Design Approval, and Robust Standard Details. Obtain and collate all ancillary specialist drawings including hot water supply, heating, kitchen, stair, lintels, p.c. ground floors, and precast upper floors. Attend and chair Pre-Start Meetings, briefing all departments on matters related to engineering and working drawings. Coordinate information and liaise with architects, civil and structural engineers, and landscape architects, ensuring consistency between various designs. Assist the Land, Planning & Development teams with advice during the land acquisition stage and assist in the discharge of planning conditions. Monitor and report technical & development fees, including S106 obligations. Resolve all technical-related queries, including conducting site visits as required
