Based in Manchester, this highly esteemed company are excited to announce the launch of their new Block Management division, expanding their successful Property Management department, which already includes Secondary market and Off-Plan services. This key position will oversee property operations, ensuring the department meets or exceeds industry standards. Committed to developing dynamic and inventive team members, this business is poised to set new benchmarks in the industry.
The Senior Block Manager will be head of the Block Management department and play a pivotal role in its new launch. You will be involved in overseeing major decisions, implementing portfolio objectives, managing departmental growth, conducting training sessions, setting performance goals, and preparing detailed reports on operational and financial performance.

The package
- Up to £40,000 salary + bonus scheme (can be negotiated higher for right experience)
- 28 days annual leave (including bank holidays) + no work over the Christmas period

The Senior Block Manager role
- Coordinate and prepare annual property budgets with input from Property Managers, Building Managers, Porters, and Directors; review with Financial Controller and Managing Director.
- Analyse monthly performance and budget projections against annual plans; adjust strategies as needed.
- Enhance industry knowledge through publications, reports, and seminars.
- Collaborate with Developers on budgets and management for new developments.
- Ensure staff maximises use of property management software.
- Participate in recruitment, interview, selection, and evaluation of department staff.
- Supervise and lead Property Managers.
- Oversee major decisions and ensure implementation of portfolio objectives and work plans.
- Manage departmental growth and development.
- Conduct and facilitate regular training for Property Management staff and recommend additional training as needed.
- Promote interdepartmental communication and collaboration.
- Set and monitor staff performance goals; adjust strategies as required.
- Prepare and present reports on property operational and financial performance, and human resources.
- Work with board members and attend meetings as required.
- Serve on relevant committees to support department and organisation goals.
- Stay updated on property management standards, legislation, and industry practices.
- Communicate and collaborate with other departments on property management reporting and regulatory issues.
The person
- Proven experience at residential block senior property manager level and managed a dedicated portfolio of developments.
- MTPI desirable but not essential.
- Minimum IRPM level qualification (essential)
- Property management related or relevant undergraduate or post graduate degree desirable but not essential.
- Associate RICS or higher RICS membership status desirable but not essential.
