This pub is available on a Tenancy At Will agreement (TAW). A TAW agreement is a short-term licence which can be terminated at short notice. You are taking on a temporary agreement only and as such some key elements of the codes of practice and the Landlord and Tenant Act will not apply. TAWs cannot be assigned nor can sub-letting take place.

Even though this may only be a tenancy at will, you will need some form of capital behind you for cash flow and early expenses. The actual amount of capital required for ingoings and the rent will be discussed with the Operations Manager.

The Three Horse Shoes is located in the village of West Butterwick, North Lincolnshire. It is centrally located within the local community offering a hub for events & fund raising making this wet led pub the focal point for locals and regulars.

The pub has historically hosted events including quiz nights, live music and adoption of local charities which serves as an essential part of West Butterwick’s social scene, offering a safe place for relaxation and community engagement.

This business offers open fires with a traditional look and feel boasting a sports area, lounge and snug with an open plan feel.

Outside we have a patio area to enjoy the summer months, offering a great outlook onto the main road running through the village.
