Role Description


As the Head of Operations, your primary purpose is to lead the day-to-day operational management, compliance, and student experience for our portfolio. You will craft and execute business strategies while contributing to broader company initiatives. Developing and nurturing key stakeholder and third-party relationships, whilst maintaining full control over your budgets.


You will have full accountability for operational performance, prioritising customer experience, employee engagement, culture, safety, compliance, and NOI. As a vital link to our teams, you'll balance the needs of Project Student with achieving optimal outcomes for our clients, teams, and partners. You will inform city strategies to enhance rental performance, asset performance, and overall business growth.


Furthermore, this role is accountable for ensuring that all necessary audits across the Operations Company structure are conducted within stipulated timelines, necessitating effective collaboration with auditors and clients.


Key Responsibilities


  • Shape the operations strategy to align with overall business goals and ensure you hit those performance targets.
  • Foster a high-energy, performance-driven culture that’s all about delivering fantastic outcomes for students, stakeholders, and our teams.
  • Establish targets and KPIs to ensure the operational division not only meets but exceeds expectations, all while staying aligned with key metrics.
  • Develop and nurture key external stakeholder relationships. Stay ahead of Higher Education trends and sector shifts, keeping the business informed about potential risks and market insights.
  • Make sure everyone complies with our Health and Safety policy. Promote a culture where health, safety, and the welfare of staff and customers are top priorities.
  • Ensure all assets meet current legislation requirements.
  • Act as the ultimate brand ambassador, ensuring Project Student and our white-labelled brand names and service standards are always top-notch, creating an environment where students feel safe, welcome, and comfortable.
  • Use data and insights to understand performance, collaborate with teams to devise strategies for improvement, and hold everyone accountable for delivering on agreed action plans.
  • Manage operating budgets efficiently, ensuring staffing aligns with our principles and focuses on team productivity.
  • Drive our culture of dreaming big together. Lead talent development, encourage performance management, craft succession plans, and support personal growth for everyone, aligning with business and individual needs.
  • Recognise, celebrate, and reward teams and individuals who achieve outstanding results and push boundaries to deliver exceptional experiences for our students.
  • Regularly review site team work practices and procedures to ensure we’re delivering the highest standard of accommodation.


Experience & Knowledge


  • Commercial acumen.
  • 5+ years of leadership experience
  • Experience in developing a continuous improvement culture and having an impact on the way things are done.
  • Resilience and adaptability, as well as a great cultural diversity awareness.
  • 5+ Experience of working within the purpose built student accommodation industry.
