Job summary

The Property team are responsible for ensuring value for money, well-utilised leased accommodation for both clinical and administrative services as well as seek opportunities to maximise revenue income where possible whilst maintaining accurate occupation records.

We are looking for an individual with experience in Property management preferably with some commercial landlord experience to rationalise the Estate, identifying direct cost savings and cost avoidance opportunities.

Are you up for the challenge, have demonstrable experience in relationship management for engagement between service managers, external contractors, tenants and landlords? You must have good attention to detail.

Main duties of the job

Responsible for the liaison and lease negotiations for new property agreements both as a tenant and landlord and all commercial related property including seeking income generation attributed to specific leases. Responsible for renewals, rates valuations and all associated property matters with NHS landlords, , Private Landlords including PFI/LIFT, Local Authorities and other private or public bodies. Responsible for verifying all property related data and updating the Trust property database. Act as head tenant in relation to staff residential accommodation, agreeing terms, monitoring service contracts and ensuring safe and compliant living quarters. Represent all ESNEFT matters at Tenant or equivalent committees across all community sites in conjunction with landlords, review space utilisation and occupancy agreements to ensure all estate is utilised to its optimum.

Person Specification

Experience

Essential

Proven experience of working in a management/leadership role Property management knowledge; whether as NHS Tenant or commercial landlord Experience of facilitating change in practice to improve services Project management/co-ordination Responsibility for a budget

Qualifications

Essential

Relevant degree or equivalent qualification or significant experience of working at degree level Management /leadership qualification or equivalent knowledge at post graduate level Evidence of continued professional development Driving license and own (access to) a vehicle

Desirable

Project Management Qualification Commercial lettings/landlord qualification

Knowledge

Essential

Financial procedures including budgetary management Business planning /annual planning Good understanding of change management Expertise in spreadsheets and use of wider IT systems ( Word , Excel, Outlook) Understanding of the NHS and current agenda Demonstrable knowledge of service improvements and project management Risk management and governance

Desirable

National Standards of Cleaning HTM/HBN compliance Use of property databases/CAFM systems Experience in PowerBI & constructing pivot tables in Excel
