Tenancy Sustainment Officer | Hull | Full Time – 37.5 hours per week | £25,000 per annum

Our client is dedicated to providing affordable housing for those in need, making a real difference in the community. As part of the team, you'll play a crucial role in ensuring that tenancies are correctly allocated, well-maintained, and sustained. You'll collaborate closely with the Housing Manager, offering support to current tenants, prospective tenants, and anyone seeking housing assistance. This includes those receiving Enhanced Housing Benefit.

You'll be involved in every stage of tenancy management, from pre-tenancy arrangements to facilitating smooth move-ins.

The following criteria are essential for this role

  • A good knowledge of benefits including Local Housing Allowance/Universal Credit/Benefit cap
  • A good understanding of the issues faced by people on low income
  • A good knowledge of the agencies available to provide support to vulnerable people
  • A good understanding of tenant and landlord issues and legislation in the community housing sector
  • Good communication skills
  • Experience of using Microsoft Office
  • Ability to represent the company, and develop relationships in a professional manner
  • Be able to manage time effectively
  • Ability to prioritise and manage workloads
  • Knowledge of Enhanced Housing Benefit/Exempt Accommodation

What will your key responsibilities be?

  • Maintain the housing waiting list
  • Conduct housing interviews with potential tenants
  • Assess tenant needs for appropriate property allocation
  • Offer advice to people the organisation cannot house
  • Obtain references and identification for potential tenants
  • Complete tenancy checks for prospective tenants
  • Conduct new tenancy sign-ups and explain tenant rights and responsibilities
  • Assist new tenants with setup, including benefit claims, utility registration, support services, and furniture grants
  • Liaise with relevant agencies on behalf of tenants
  • Report safeguarding issues to social services or police
  • Address anti-social behaviour involving tenants and arrange mediation if needed.
  • Inspect properties and report necessary repairs
  • Advise tenants on issues from inspections, like condensation, damp, and vermin
  • Advise tenants on property cleanliness
  • Provide advice on energy efficiency and fuel poverty
  • Refer tenants to additional support agencies if needed
  • Ensure tenants can safely use household appliances
  • Assist tenants in finding move-on accommodation if needed
  • Monitor rent arrears and help tenants with payment plans, benefit claims, or debt referrals
  • Help tenants with safety and security measures
  • Attend external meetings as required
  • Manage eviction proceedings as a last resort
  • Conduct end-of-tenancy inspections and provide references
  • Ensure properties are ready for new tenants, including furniture removal and utility setup
  • Keep up-to-date diary notes and risk assessments
  • Follow the organisation's policies and procedures
