Tasks

CustomerService

  • Ensuring thatissues are dealt with in an efficient and professional mannerwhilst balancing the financial constraints of thebusiness.

To foster and maintaingood relationships with guests and property owners and to encouragethe same level of relationships with any outsidecontractors.

To ensure the appropriate timelyand cost effective response to individual guests requests formaintenance are properly logged andtracked.

People & ContractorManagement

To ensure the effectiverecruitment management and training of staff.

Toundertake the daytoday supervision of remote staff undertakingminor works.

To work closely with PropertyManagers and evaluate remote and property staff to addressperformance issues as they arise as well as encouraging thedevelopment of individuals to provide a pool of skilled andtalented individuals able to deliver high qualityservices.

To ensure that the administrativeprocesses associated with employment are carried out in line withcompany policy and all statutory obligations.

Toensure that all staff within the properties receive Inductiontraining in line with both local practice and Payman Club policiesand procedures.

To ensure that all staff withinthe properties receive appropriate training to carry out theirduties and responsibilities effectively andsafely.

To consult and inform staff regardingrelevant issues within the properties and theCompany.

Manage the selection and supervision ofany contractors employed on maintenance work within the propertiesregarding minor works and compliance checks.

Support the interviewing and selection of any maintenance and/orgrounds staff and to ensure that newly appointed staff fullyunderstand their duties and the workings of theproperties.

To engage contractors whereappropriate to carry out cost effective and highquality work at aprice that sits within budget.

To manage therelationship with contractors to ensure adherence to Payman Clubpolicies and procedures whilst they are working on site.

Finance

In conjunction with the Property Management Teams to prepare andmonitor the annual budgets for the properties.

To deliver all contractual services to properties within theparameters of the approvedbudget.

Property

Responsibility for overseeing the maintenance and general upkeep ofall mechanical and electrical plant within theproperties.

Set out a programme of routine andpreventative maintenance throughout the properties covering bothcommunal areas and rooms. To ensure that this programme ismaintained as far as possible.

Set out aprogramme of internal and external redecoration throughout theproperties covering communal areas and rooms. To obtain quotationsfrom contractors and ensure that the programme is completed withinthe requisite timescale.

To be responsible forensuring operation and routine maintenance of all equipment usedand ensuring that items are serviced asnecessary.

To be responsible for ensuringregular testing of all alarms recording asrequired.

To regularly check all communalproperty and grounds areas to maintain a high standard of repairand to recommend the means for rectifying any defects found.

To be responsible for the purchase collectionand safe storage of any tools equipment or other items requiredwithin the devolved budget ensuring that suppliers prices areregularly checked and monitored to ensure that best value is beingobtained.

To be aware of the need to containcosts within the approved annual budget.

Tounderstand and comply with all the legal and other regulatoryconstraints involved in managing property.

Through regular inspection ensure that a high quality environmentis maintained throughout theproperties.

Health &Safety

To ensure the provision of asafe environment for guests staff and visitors.

To comply with all legislative requirements and local andCompanywide policies and procedures relating to Health and Safetyat Work.

To work collaboratively with anyconsultants appointed by Payman Club to provide advice and guidanceon Health and Safety matters.

To ensure theadequate recording and reporting of Health and Safety at Work inline with Company policies and Procedures and with any statutoryrequirements.

SiteFacilities

To work collaborativelywith Projects Managers Consultants and other Payman Club staff bothonsite and online to ensure that any development and/orredevelopment schemes are successfully implemented. This mayinvolve attendance at Site Meetings and other similar meetings onbehalf of the ManagementCompany.

Requirements

Amature outlook initiative and the ability to organise own workloadand good all round

handson practical skills.

A good knowledge of one of the following areasPlumbing Electrical Building trades.

Health& Safety qualifications (IOSH Essential NEBOSHdesirable).

  • Demonstrable experienceand knowledge in management ofcontractors.
  • Experience of direct peoplemanagement.
  • Strong role model of excellentcustomer service.
  • Confident leader who canempower teams to deliver to the highest standard for our guests byputting them at the heart of everything we do.
  • Approachable and open manner able todemonstrate empathy and a personable approach.
