Equans is looking for a Maintenance Assistant to join our team in Edinburgh on a permanent basis for our University of Edinburgh contract. This is a full time role working 37.5 hours per week. On offer is a competitive salary and benefits package.

General Overview:
The position is part of a team of 3 which also includes an electrician and a joiner who deliver maintenance for the University. The post holder will be a maintenance assistant primarily with knowledge/experience of water systems, water hygiene (e.g. Legionella awareness) and/or plumbing. They will be required to carry out the delivery of maintenance and reactive maintenance, primarily on water systems. Core elements will include Health and Safety, communication at all levels, assisting management on statutory compliance, and safe and efficient use of resources. To maintain and update the planned maintenance system based within Maximo.

The main aspects of the job will be:
Taking various tap temperatures (e.g. sentinel taps, representative taps)
Flushing little used outlets
Draining and inspecting calorifiers
Quarterly showerhead cleaning
Thermostatic mixer valve maintenance
Cold water storage tank inspections
Reactive jobs (e.g. repairing/unblocking sinks, showers, and toilets)

Equans is required to deliver professional and first-class hard FM services that are subject to strict service level agreements and key performance indicators.

Post holder will be required to assist Equans in achieving high standards by, acting in a professional manner at all times, being flexible and customer-facing with regular liaison with clients i.e. Accommodation Services, Project Company representatives and students living in the accommodation.

Main Duties:

1. To work in accordance with the requirements of Equans rules for the Safe Operation Low Voltage, Mechanical, Pressure, Water, and Confined Spaces.
2. Actively participate in the operation, undertaking and control of all planned maintenance schemes in support of the business and contract needs.
3. Respond to unplanned events promptly and in accordance with the SLA response and rectification times, thus ensuring minimal failures resulting in financial penalties and contractual service failure points.
4. Produce Method Statements and risk Assessments to allow the issue of Permits-to-Work as required.
5. Work overtime to carry out additional work installations, improvements, planned maintenance and emergency repairs as/when required.
6. Undertake planned and reactive maintenance tasks, carry out small work and variation requests, and any other tasks deemed reasonable and within the capabilities of the individual at the request of the senior management team.
7. To liaise with the Equans team regarding plant or equipment failures and to arrange for the supply of goods and/or services as necessary.
8. Complete all works report sheets and test certificates as necessary on electronic and hard formats as required.
9. Use of all relevant tools and equipment within safety guidelines as necessary for the completion of works ensuring full compliance with Equans Guidelines and Controls e.g. Risk Assessment, Permits to Work, Method Statements, Site Safety, Fire Safety, Control of Infection and Hazardous Substances
10. Undertake training where necessary to learn new skills and techniques as part of the business needs and personal development.
11. Ensure good team work ethic and assist Equans colleagues and external contractors as required.
12. Maintain tools and workshops, storage, and equipment areas in a clean and tidy manner.

Will be part of a flexible out-of-hours on-call rota to ensure 24/7 cover is maintained for the Accommodation. This will extend beyond mechanical bias across all site systems & services within the competency levels achieved.

Impact:
Equans have a strict set of Service Level Agreement (SLA) and Key Performance Indicators to meet within the contractual obligations which means the planned and reactive maintenance tasks must be delivered within the SLAs or Service Failure Points are awarded, and financial deductions may be implemented. Thresholds are applied to this and there is a need to maintain levels of performance to avoid breaches.
Proactive, Motivated and Effective team working is vital to the required culture, and to ensure all works are delivered in accordance with the contract conditions.

Complexity:
This job description overview represents an outline of the main responsibilities of the post and may be amended as required through discussion with the post holder. Must comply with Equans & NHS Fife Policies and Procedures, including (but not limited to) BREEAM, NEAT, Incident Reporting, etc.
Be supportive to the operational teams within the challenging healthcare environment to ensure successful delivery whilst minimising downtime and impacts to clinical activities.

Qualifications or Required Experience:
Essential:
Previous experience in water hygiene management and general building system knowledge.
Has practical skills in basic maintenance tasks (e.g. plumbing, fabric, electrical & mechanical repairs). Experience in a similar role or related field is advantageous. Good literacy & numeracy skills, with educational qualifications in Maths & English.
Ability to troubleshoot and address maintenance issues efficiently. Have a proficiency at a good standard with the use of office applications and devices, such as PDA.

Desirable:
Having a trade related qualification aligned to facilities management and/or building services. Familiarity with the Healthcare sector, and day to day operation and maintenance of varying types of building/premises.
