About You and The Role
We have an excellent opportunity at Bolton Council due to the strategic expansion of our Corporate Property team. The Council has established a brand-new organisation structure that is designed to deliver service across the portfolio to best effect for years to come, and the team is core to delivering on the Strategic Asset Management Plan (SAMP). Through managing assets used across Council services, it underpins the delivery of all the directorates, and is therefore positioned within the Corporate Resources directorate. Approximately 1,700 assets are managed across the borough, from highly iconic civic buildings to Council-owned commercial use properties and other assets used for the benefit of the community. The Corporate Property service is a key enabler of Bolton’s impressive regeneration programme and is involved in a wider portfolio of capital projects currently valued at over £50m. The service manages close to 4,500 helpdesk calls a year relating to staff and elected members’ usage of the facilities, while externally managing approximately 350 rent renewals per year, and pursuing the strategic disposal of assets as approved under SAMP. All in all, Corporate Property is the home of many exciting pursuits with a remit that is central to Bolton Council’s success in supporting residents, businesses and visitors across the borough.
The Client Services Manager reports to the Head of Corporate Property Operations. You will be joining a high-performing group, to commission and manage property services on behalf of internal clients and their service teams. You will instigate and facilitate dialogue with your clients to understand their property requirements and ensure optimal accommodation is available to deliver a high-quality service. The role has the responsibility for bringing these client requirements to the Corporate Property group and ensuring that they are addressed by the relevant functional leads within the team, and responsibility will also extend to commissioning services from partners and the supply chain if appropriate. You will be the line manager of an Operations Officer role, liaising with this team member to ensure that delivery on client requirements is successful. This is an exciting opportunity to take up the challenge of working both strategically and operationally and helping to organise and drive results for users of the Council’s property assets.
You will be based in Bolton’s prestigious Town Hall, although some remote work will be possible to help with flexibility, and you will also periodically be on-site at various locations in the Council’s property estate.
You will be naturally proactive, organised and results driven. We are seeking someone who will make a significant contribution to Corporate Property overall. You will need:
Confidence and strong ability at working with client service teams, including stakeholders at senior level (e.g. Chief Officers and Head of Services).
An ability to keep abreast of a wide range of client requirements, balancing and prioritising work across a range of delivery (e.g. accommodation requests, leases, facilities requests, asset disposals).
A customer-centric way of operating.
Strong line management, and proven experience of proactive support and development of team members.
Good communications and influencing skills.
Team spirit, tenacity, and focus on delivery
