Job summary

Exciting opportunity to join a multi-disciplined Estates team at The Walton Centre NHS Foundation Trust.

To work as part of a team within the Estates Department, to support and promote the provision of a reliable, high quality, flexible, proactive customer orientated service that will support the Trust in undertaking its core business. To help ensure that the Trust is able to provide a well-maintained, clean, safe, accessible and welcoming environment for patients, visitors and staff.

Applicants will require to have an electrical background either in installation or engineering. Role is varied from maintenance, control systems and installation as required maintaining high level of service to The Trust.

Main duties of the job

Carry out planned preventative maintenance, installation, modification and repairs to Hospital plant equipment and property including lighting, power, door access, CCTV, fire alarm systems, control circuits.

The repair and servicing of mechanical & electrical (M&E) equipment.

The repair and maintenance of building fabric

Filling out time sheets, Dockets and Equipment logs. Provision of job feedback information to help desk and senior management.

Ensure specialist stock and materials are ordered to ensure the maintenance and repair of Trust properties and equipment.

Job responsibilities

Role Summary

Skilled craftsperson will be employed on work appropriate to their specialist skills.

They will have the ability to fulfil their duties with a total commitment to versatility and will be suitably trained to acquire elements of other skills, as required, reaching levels of flexibility and competence to enable them to achieve and apply their abilities, where required.

The person will carry out a range of maintenance duties and to undertake planned preventative maintenance and repairs as required,

The person will need an electrical background and relevant qualifications working in line with but not limited to Electricity at Work Act 1989, HTM 06-02, BS 7671.

The person will also be required to undertake, or assist with, other works, as necessary, including, repair of faults in mechanical and electrical installations; plant and equipment, painting, building fabric, grounds and gardens and general support across all core-engineering trades.

Diagnose fault finding on existing installations and control circuits including building management systems.

Install new lighting and power circuits and be able to complete live and dead testing to ensure compliance with BS 7671.

SERVICE DELIVERY

Responsible for testing, maintenance and fault finding on all electrical engineering plant, equipment and services including but not limited to:

o Electrical distribution,

o Lighting installations,

o Fire detection and suppression systems,

o Water pumping and pressure boosting,

o Ventilation and air conditioning plant,

o Medical vacuum and compressed air plants,

o Standby generator installations,

o Nurse call systems,

o Security systems

o UPS systems

o CCTV systems

o Data and communication systems

Undertake fault finding on complex electrical distribution, lighting, fire detection, pumping & pressure boosting, air conditioning, medical gas, standby generator, nurse call, security, UPS, CCTV, data, communications or other critical systems and equipment.

To carry out commissioning testing of new equipment and services, routine testing of existing assets and general inspections when required, all in accordance with British Standards, Health Technical Memoranda, manufacturers instructions and other national Codes of Practice.

Use of calibrated precision test and measuring instrumentation to establish plant and equipment operating parameters and records results of same on test certificates.

Interprets and follows detailed electrical circuit drawings and specifications for a range of building services.

Has detailed knowledge of national Electricity at Work Regulations 1989. Interprets the regulations and notifies line manager of any non-compliance as and when encountered.

Acts as Competent Person within the meaning of Health Technical Memorandum HTM06-02 when carrying out maintenance duties on Low Voltage Systems and reports directly to the Authorised Person when performing such duties.

Working with speed and accuracy, use of relevant power, hand tools and fixed machinery, use of fire tools and maintenance of same.

Filling out Dockets and Equipment logs.

To carry out engineering surveys and compile data, as and when instructed by line managers

Have the ability to understand the working of the building/construction/maintenance requirements of NHS buildings. Use of Hospital Technical Memorandums, Hospital Building Notes and other documents related to safe operation of Hospital Building.

Ensure specialist stock and materials are ordered to ensure the maintenance and repair of Trust properties and equipment.

Be able to instruct others on aspects of own work relating to original trade, including other trades staff, maintenance assistants and contractors.

Liaise with ward/department Managers to arrange access for all building repair and maintenance.

Learn new techniques with additional training to own trade and that of other trades to enable multi-skilling within the department.

SPECIAL WORKING CONDITIONS

Have a good understanding of the workings of other trades in relationship to your own, Exposure to heat, noise, body fluids, chemical hazards and sewage, continual lifting (occasionally heavy).

An on-going requirement to exert moderate physical effort and frequent requirement for concentration, fault finding, interpretation of drawings. Occasional exposure to highly unpleasant working conditions sluices, infected areas, blocked drainage, deep cleans, and barrier cleans.

Commitment to working outside and, at times, at height from ladders, mobile platforms and fixed platforms.

Frequent lone working for prolonged periods.

Any other duties within the Estates function which may be required by the Estates Maintenance Manager within the scope of the individuals competence or as laid down in agreements between the Department of Health and any Trade Union, as appropriate.

Essential

Excellent inter-personal and communications skills Ability to fulfil a requirement to interpret and work from all instructions, drawings and specifications appropriate to original trade, without supervision. Familiar with hand and power tools. To have organisational skills to plan, prioritise and negotiate with other healthcare professionals in obtaining access to equipment in order to perform routine maintenance and/or repairs at mutually convenient times.

Desirable

Ability to diagnose and repair faults in basic electrical systems fire doors, lighting circuits, power circuits. Basic electrical and mechanical knowledge in relation to plant for shutting down to clean and maintain. Ability to support and assist with engineering emergencies using own initiative. Ability to glaze windows, fit and maintain locks.

Essential

Good standard of general education, GCSE Math's & English or equivalent Accredited recognised apprenticeship in Electrical Engineering/Installation (NVQ Level 3)

Experience

Essential

Fault finding skills. Able to diagnose faults and effect repairs to electrical/mechanical plant and equipment. Ability to diagnose and repair faults in basic electrical systems fire doors, lighting circuits, power circuits. Significant relevant experience and background in the maintenance industry. Significant experience of working within a healthcare environment. Have good understanding of the relationship of other craftsmens work to own work. Experience of other maintenance and building activities in a range of settings. Understanding of Confidentiality and Information Governance Knowledge of health and safety practice relevant to the building and engineering industry

Desirable
