Job summary

To undertake a technical role in the maintenance operation and installation of the range of building services, equipment and systems with a electrical bias but applying basic skills in other trade fields as required. Having a team approach in providing quality maintenance service whilst supporting the Hospital in providing excellent patient care.

Main duties of the job

Communication

Provide and receive complex information to inform Work colleagues, patients, clients and contractors with barriers to understanding.

Patient/customer care (both direct and indirect)

Provides general non clinical advice to clients on use of equipment, after repair or installation of that equipment.

Policy & Service development

Follows policies in own role: Comment on policies relating to the Department and proposes changes.

Resource management

Manage stock within stores and report if any items are going below their stock threshold to the Estates Supervisor. This duty is shared between 4 maintenance craftspersons (Electrical). The successful applicant will be provided to a Voltage Indicator & Proving Unit and have access to various testing equipment. Also provided will be a PDA for the CAFM software to manage helpdesk tickets, a uniform. Whilst on call, the successful applicant will be in possession of the on call bleep & mobile phone. The successful applicant will be expected to provide their own hand tools.

Job responsibilities

To carry out the planned maintenance of the Hospital plant and equipment in accordance with planned maintenance dockets and unplanned work dockets. To record work completed and time taken for each to include:- Electrical Systems - Mains LV switchgear, Plant systems, controls systems, Final circuit wiring systems and accessories, Fire alarm Systems, Nurse Call Systems, Medical Gas Systems,

Knowledge of Mechanical Systems - Steam raising plant, steam distribution pipework, condense return systems, calorifier pumping sets, central heating systems, hot and cold water distribution, gas boilers, air conditioning systems, plumbing systems, refrigeration equipment.

To diagnose and repair faults on the above plant and equipment in response to emergency calls. To assist Estates Officers in carrying out fault diagnosis and subsequently to carry out repairs or modifications.

To modify existing plant, equipment, controls and distribution systems. This to include, if necessary, testing of systems and completion of documentation.

To install temporary installations when appropriate and safe to do so.

To manufacture or modify equipment and parts as required from drawings and sketches using tools and equipment as appropriate.

To undertake testing as part of any planned maintenance and following minor installations or modifications.

To prepare or assist in the preparation of plant for statutory inspections.

To supervise the work of apprentices and assistants.

To undertake lift rescues.

To carry out basic servicing tasks in whichever field the post holder is not craft-qualified, commensurate with training and safety requirements.

To participate in the on call rota system, to provide 24 hour call out cover to resolve or leave safe varied emergency situations.

To carry and respond to electronic communication systems.

To provide attendance to external contractors (when required).

To manufacture, assemble and install new work.

To be part of The first response fire team.

Person Specification

Qualifications

Essential

Completion of a recognized and registered apprenticeship in City & Guilds Advanced Craft Certificate, construction Industry Training Board (, EAL Level 3 Qualification or equivalent in trade. City & Guilds 2306 parts 1 & 2. Achievement Measurement parts 1 & 2. 18th Edition BS7671 Wiring Regulations

C&G Testing & Inspection H&S Awareness

Experience

Essential

2 years relevant experience having demonstrated versatility and flexibility. Building services maintenance. Able to fault find on equipment. To work in a safe and orderly manner and show regard for all aspects of health and safety and comply with all relevant codes of practice and safety regulations

Skills

Essential

Able to read drawings, understand technical manuals. Ability to use precision equipment. Be able to show leadership skills and qualities. Able to prioritize work without supervision.
