CHoICE delivers a range ofservices including both Hard and Soft FM, and it is the Hard FM element(Estates) that we are seeking to recruit. CHoICE currently delivers servicesacross a number of premises within South Tyneside and Sunderland. Very muchOne Team, but geographically based to provide responsive services, we have avacancy for a Mechanical Supervisor (South Tyneside based). The successful applicantwill lead and supervise a highly motivated and experienced Mechanical team, andthis role offers an exciting opportunity for development and a range ofexperience.

The Estates team provide aco-ordinated approach in delivering services in-line with all of our Statutoryrequirements, but also deliver against Key Performance Indicators, by whichCHoICEs effectiveness is measured and monitored. The workload is varied,challenging and rewarding in equal measures. Health Care premises have complexBuilding Services, which are managed and maintained to extremely highstandards, in order to deliver a suitable facility for providing health care,to those same exacting high standards. The satisfaction of supporting healthcare delivery cannot be understated.

Main duties of the job

AsMechanical Supervisor you will be required to lead and supervise maintenancestaff and specialist contractors. You will need to be able to plan, prioritiseand implement Planned Preventative Maintenance (PPM) as well as manage the teamto support Reactive service requests.

PPMcomes with obligations in terms of Statutory requirements, but also contractualperformance requirements (90%+). Similarly, response to Reactive requests, mechanical services breakdowns or requests, have performance requirements(90%+). Supported by a committed team of managers, these standards are currentlyattained, and resourced to deliver against them.

MaintainingClinical Service needs, means there may be a requirement to support overtime orwork to suit access requirements, which is not often but is required.

Theteam operate an Emergency On Call system, to avoid the needs for shifts, whilstbalanced against maintaining support to patient care 24/7. The successfulapplicant will participate in the Emergency On Call (Engineer) rota asrequired.

In orderto support the delivery of compliant systems, the applicant may need to be anAuthorised Person (AP), in support of colleagues, in a number of areas, withMechanical bias. AP roles are generally led by Estates Officers but supportedby Supervisors. This offers an exciting opportunity for training anddevelopment, but also gain experience working alongside Estates Officers.

Job responsibilities

To supervise, give engineering adviceand have overall responsibility for engineering maintenance at CHoICE managed propertieswith any combination of directly employed maintenance staff and contractors.

Authorised Person Mechanical andPressure Systems (APMPS) ensuring high standards of safety at all times,including the supervision, management & guiding of Skilled Persons(SPMPS).

Must be able to participate in theEngineering Managements Emergency On-call rota, training / site knowledgewill be required ahead of participation.

To beresponsible for the execution of allocated Minor New Works and small capitalschemes as directed.

Participatein the annual estates stores stocktaking (check)

Qualifications

Essential

Basic Numeracy & Literacy skills Knowledge & understanding of relevant engineering regulations and guidance BTEC ONC or City & Guilds Level 2 & 3. Knowledge and experience of industrial mechanical systems and areas Computer / IT skills

Desirable

Knowledge and experience of water and associated mechanical systems and the associated permit to work system Knowledge and experience of sterilisation (HTM01) Knowledge and experience of Legionella (HTM04) Management qualification / BTEC HNC

Physical / Mental Abilities

Essential

Highly developed accurate manual dexterity skills Logical thinker Ability to work on more than one project / task simultaneously Ability to adapt to the changing demands of the role Ability to develop & build effective team working and using own initiative Participate in Emergency On Call rota.

Completed a 4 year engineering / mechanical apprenticeship significant post apprenticeship experience in engineering Detailed knowledge of modern building services Knowledge of relevant H & S legislation gained through specialist training courses

Supervisory experience &/or qualifications Certificate in Management Studies or equivalent Experience of NHS engineering
