The purpose of this roleis to ensure the organisation meets its statutory duty of enforcingthe Building Regulations. This could be applicable to all types ofconstruction projects as well as taking appropriate action ofdangerous structures and proposed demolitionworks.


The rolemust be undertaken by Registered Building Inspectors (licensedprofession) and contributes to the organisation goals of ensuring asafe and thriving builtenvironment.

RegisteredBuilding Inspectors (licenced profession) must carry out therequired functions principally those of plans examination;inspection of works in progress and control of demolitions anddangerous structures; all in accordance with the proper dischargeof the Council s duties and powers under The Building Act 1984 andother alliedlegislation.

Working at amostly independent operating level with the autonomy to undertakecomplex assessment using professional judgement. Being aware ofconsequences for professional error to ensure safety ofoccupants.

This role willrequire key life safety decision making skills and technicalexpertise to ensure buildings are safe and compliant foroccupants.

Work on allproject types within the Class 2 (minimum) limitations outlined inthe requirements of the Building SafetyAct.

They mustrepresent the authority to ensure that new building developmentsand alterations to existing buildings including residentialindustrial retail schools hospitals theatres and sportsestablishments meet the requirements of Building Regulations andprovide a fire safe healthy and safe environment for persons in andabout thosebuildings.

Providesupervision and support junior members of staff with technicalexpertise to ensure compliance is achieved and the service ismeeting its statutoryobligation.

Inthe case of potentially dangerous structures attend emergencycallouts 24/7/365 for immediate response to requests from EmergencyServices determine the scale and nature of emergency measures tomake them and the public safe including issuing Statutory anddemolitionnotices.

Degree HNC ordegree equivalent in a construction related discipline.(desirable)

Membership of aprofessional body such as RICS CABE or CIOB(essential)

Achieved orworking towards a minimum of Class 2 registration Note any offerwill be subject to this being achieved prior to April 2024.(essential)

5years Building Control experience either with a local authority ora private organisation.(desirable)
