We are looking for Project Manager with 3-5 years' experience in a managerial position to join our growing Central London division at Quinn London Ltd.

Project Leadership and Planning

  • Provide vision, energy and leadership to the project team to ensure project goals are met, ensuring that the team understands the key milestones and objectives.
  • Work closely with the Project Leader to plan the project effectively, by ensuring that the project requirements, specification, design drawings, health and safety proposals are all read, understood and agreed, and that a project programme is in place.
  • Set up an emergency plan and general site facilities for the project, ensuring that these are in line with the health and safety proposal.
  • Form and maintain the storage facilities and manage stock planning so that stock, materials, plant and tools are organised to meet the timescales for the project.
  • Form a secure site, including access and egress.
  • Formulate a material schedule for the project, including take off from issued drawings and specifications, and produce requisitions as far ahead of programme periods as possible to enable best prices to be obtained by the Purchasing Department.
  • Produce a labour schedule in conjunction with line manager and project surveyor to ensure sub-contractors packages are placed in time to meet the programme.
  • Maintain the schedule and track progress, keeping records on file and copying weekly records to line manager/ office.
  • Monitor and check progress against the planned targets and goals and take action to ensure goals are realised.
  • Ensure that the project team understand the project programme and recognise the project constraints, ensuring that they plan the works to remove all constraints.

Work Winning

  • Offer advice and support to the work winning team to ensure that buildability issues are realised and addressed.
  • Support the work winning team, looking at logistics and programme, ensuring that the correct time frame and strategy is adopted.
  • Attend interviews and presentations as part of the work winning process, ensuring the customer/project stakeholder need is understood and input is customer focused and tailored to their needs.

Health, Safety and Security

  • Provide first aid facilities, ensuring there is a first aid area (kept clear), first aid stocks/facilities are kept clear.
  • Ensure safety to public, site visitors and staff on site at all times, ensuring that preventative measures are taken, including personal protection, following safety instructions and following all aspects of the health and safety proposal for the site.
  • Maintain security of completed works, perimeter barriers, stored materials and plant, at all times during the project.

Project Delivery

  • Promote a positive safety culture on your project, recognise any training requirements and feed these back to the SHEQ department to ensure that our people are trained to a high standard.
  • Take ownership for the project and agree with the critical success factors for delivering the project with the Contracts Manager.
  • Monitor and take ownership of the documents produced as part of the project delivery plan, these will include; Client IRS, Design Team IRS, package procurement schedule, provisional sum release schedule, Risk Register etc.
  • Collaboratively work with the project supply chain partners to ensure that their works are successfully completed on time, to the right quality and within budget. This can be achieved through good communication, working together to plan the works and problem solving. Ensure that project teams create the right on site environment for them to deliver their part of the project delivery plan.
  • Input into the production of the package procurement plan, to ensure the most appropriate sub-contractors are selected from the company’s supply chain.
  • Maintain pro-active client and supply chain partner contact and liaison for projects under your control.
  • Ensure that projects are run in line with the company management system, using the correct documents available from SharePoint.
  • Ensure the contract has a quality and environmental plan and that it is implemented, this plan must be agreed with the operations manager at the beginning of the contract.
  • Develop and maintain the health and safety plan for the project, carrying out inspections and monitoring to provide control and full implementation.
  • Ensure that the project is closed out in line with the project plan and provide customer focused aftercare support, to minimise defects and realise prompt release of retention and the opportunity for repeat business.
  • Maintain controls and monitor progress against plan and take action to ensure the project goals are achieved.
  • You must promptly notify your contracts manager of any project concerns, issues or problems and discuss what intervention is required to address these problems.
  • Work alongside of design consultants, monitoring their performance and delivery of information, inform you contracts manager of any issues that you require support with.
  • Ensure that you monitor and understand the project programme, 8 week look-a-heads should be used as a short term tool for ensuring milestones are met.

Risk and Commercial

  • In conjunction with the project Quantity Surveyor, develop a financial strategy for the project, which will ensure that financial targets are met.
  • Support the commercial manager in ensuring that the quality surveying activities are managed to best protect the company’s position and maximise scope and value, whilst maintaining sustainable relationships with stakeholders.
  • Ensure the companies planning, cost and financial controls are established to provide accurate up-to-date information and control.
  • Provide proactive risk and opportunity management, by leading the team in the production of the profit improvement plan and risk register. Ensure that an early design review is carried out to allow us to exploit value engineering opportunities.

People

  • Build and develop a high performing cohesive project team. Ensure all project team members have a clear understanding or their roles and the standards of performance that are expected by carrying out effective induction into their jobs and by effective performance management. Ensure all project team members set performance objectives that are aligned to project goals.
  • Ensure that the project is deployed with a team of the right capability to deliver to the required quality standards, safety, on time and within budget. Support any development or recruitment activity.
  • Coach and mentor direct reports to maximise their potential and maintain their commitment and motivation.
