Laxton Properties is a property development business based in Berkhamsted, Hertfordshire. We are focused on the delivery of high quality homes in small to medium sized developments within our local area.


We have a good pipeline of current and future projects as such we require a Technical Coordinator to manage all technical aspects of our developments. They will be reporting to and guided by our Senior Development Manager.


The role will suit a technical coordinator who is intelligent, proactive, professional and has great attention to detail. They must have a significant interest and knowledge of construction methodology and should be capable of identifying and managing the technical processes involved with taking on a site with planning permission and managing it through to practical completion.


Job Purpose

The Technical Coordinator has responsibility for the technical design and coordination of construction projects on behalf of the company in accordance with programme, budget and quality requirements. They are expected to take a proactive and comprehensive ownership of the technical processes for the projects, with a real attention to detail and passion for delivering great quality homes.


Responsibilities

- Working with and reporting to the Senior Development Manager for various projects.

- Securing quotations and appointing the design team consultants required for each project.

- Meeting with and briefing consultants on site, attending site to manage surveys etc.

- Managing the co-ordination of information required to discharge pre-commencement and pre-occupation planning conditions.

- Co-ordinating information required for S278/184 highways works.

- Co-ordinating the design team to secure information required for EA consents.

- Managing the design teams, reviewing all documentation to secure construction stage as-built drawings.

- Working with the commercial team to provide specifications for contract packages.

- Appointing and managing the Building Control and Structural Warranty process, submitting all information for design review to secure plans approval. To obtain documentation to secure plot sign off and issue of the Building Control and Structural Warranty Certificate.

- To oversee the Part L recording process to pass on to SAP assessors and ensure compliance.

- Working with the site managers and construction manager to secure site set up plans and to appoint the Health & Safety Co-ordinator and deliver CPP and health and safety files.

- To co-ordinate the design and completion stage SAP process and Water Calcs.

- Managing the robust details applications and compliance on site.

- To secure and co-ordinate sub-contractors and suppliers designs with the consultants for sign off.

- To manage the utilities and services disconnections and new applications, securing final designs for site call off.

- Distributing all technical information to the sub-contractors and issuing updated drawings as the designs evolve.

- Ensuring customer changes are co-ordinated on the drawings and issued to the sub-contractors and the site team.

- Attending sub-contractor meetings and management meetings as required.

- Attending site and inspecting the works to ensure compliance with technical drawings and details.

- Helping the customer care team identify any defects and working with the Senior Development Manager to ensure they are rectified.

- Undertake completion inspections/snagging and plot handovers.

Qualifications

- Construction Related degree or HND desirable

- CSCS card (ideally)

- Full driving license essential

- CAD experience would be desirable but not essential
