About:


The Senior Quantity Surveyor will manage all commercial elements and profitability for ACT projects. The Senior QS will be expected to run their own Projects alongside an intermediate QS while reporting into the Commercial Manager.


Key Responsibilities:


  • Cost Estimation: Accurately estimate project costs, considering materials, labour, and other relevant factors, ensuring that estimates are in line with the project's budget.
  • Budget Management: Develop and manage project budgets, monitoring expenditures, and making adjustments as necessary to ensure cost control.
  • Contract Management: Administer construction contracts, including reviewing and negotiating terms, change orders, and ensuring contractual compliance.
  • Tendering and Procurement: Lead the tendering process, evaluate bids, and make recommendations for contractor and supplier selection to optimise project value.
  • Financial Reporting: Prepare and present regular financial reports, cost forecasts, and variance analysis to senior management for informed decision-making.
  • Risk Assessment: Identify potential risks associated with projects and develop strategies to mitigate and manage these risks effectively.
  • Quality Control: Oversee and ensure the quality of work, materials, and compliance with relevant regulations, taking corrective actions when needed.
  • Variation Management: Manage changes in project scope, costs, and schedules, maintaining comprehensive documentation of all variations.
  • Stakeholder Communication: Maintain effective communication with clients, contractors, and project teams, addressing issues and fostering positive relationships.
  • Dispute Resolution: Assist in resolving disputes, claims, or contractual issues that may arise during project execution.
  • Health and Safety Compliance: Ensure full compliance with health and safety regulations, promoting a safe working environment for all project stakeholders.


Skills:


  • RICS Qualification: Ideally, you will be a chartered member of the Royal Institution of Chartered Surveyors (RICS).
  • Construction Expertise: Strong knowledge of construction processes, materials, and construction industry best practices.
  • Minimum, five years’ experience in construction. High end residential experience is preferred.
  • Contractual Proficiency: In-depth understanding of JCT contracts and their administration.
  • Cost Estimation Skills: Proficiency in cost estimation, including the use of industry-standard software and tools.
  • Analytical Abilities: Excellent analytical and problem-solving skills for data analysis and solutions.
  • Financial Acumen: Sound financial management and budgeting skills.
  • Communication: Strong communication and negotiation skills to effectively interact with clients, suppliers, and project stakeholders.
  • Attention to Detail: Meticulous attention to detail in documentation and reporting.
  • IT Proficiency: Familiarity with relevant software, including Microsoft Excel and project management tools.
  • Team Leadership: Ability to lead and work collaboratively within project teams.
  • Regulatory Knowledge: Keep up-to-date with UK construction laws, regulations, and industry standards.
  • Adaptability: Ability to work on a variety of projects and adapt to changing project requirements and challenges.
