The Role:

A unique opportunity has arisen to join M&G's market-leading long lease investment team with a portfolio of c. £6.5 billion AUM across traditional and alternative real estate sectors. The team manages UK and European Funds, an insurance mandate and an internal annuity book. We are looking for a Fund Associate to operate at the heart of the fund management and investment team.

The Real Estate Income business at M&G is responsible for the management of M&G's long lease property investment activities on behalf of both the Prudential and external institutional clients. The flagship product of the business is the M&G Secured Property Income Fund with assets of c. £3.0 billion - currently the largest pooled institutional real estate Fund in the UK - invests across all sectors including hotels, healthcare, residential, student accommodation and leisure in addition to traditional office, retail and industrial property assets.

Other key strategies include the M&G European Secured Property Income Fund and M&G Secured Lease Income Fund along with other real estate based inflation-linked income and fixed income credit arbitrage transactions for various segregated account mandates. These strategies are delivered by a team of 17 investment professionals (fund managers, asset managers, originators, analysts and investor relations specialists), working in partnership with colleagues from the broader Real Estate business and Public and Private Credit teams.

Key Responsibilities:

The proposed role is broad and will involve all key aspects of Fund Management. Over time there is scope for progression and specialisation. Initial responsibilities will include:
  • Analysis of suitable new investment opportunities and making purchase recommendations to the relevant Fund Manager
  • Driving investment committee and other approval processes to facilitate successful acquisitions
  • Work with dedicated asset managers on the active management of existing properties
  • Monitor and ensure compliance with the investment policies and restrictions of the various funds
  • Preparation of investor, consultant, compliance and internal reporting
  • Assisting with capital management (capital queue management, drawdowns, payments, reporting, etc.)
  • Develop and maintain strong relationships with key internal stakeholders and external service partners
  • Ownership of the funds' regular portfolio reviews and other fund management related projects

Key Knowledge, Skills & Experience:

This role will be suitable for someone who has experience in transacting and/or managing a portfolio of real estate assets and, ideally, in dealing with an institutional investor base. It is recognised that candidates may not have specific experience in long lease property.

Essential Attributes/Experience:
  • Strong analytical skills and attention to detail, highly numerate
  • Good level of proficiency in Excel and sound financial modelling skills
  • Excellent oral and written communication skills
  • Highly motivated person and self-starter: ability to work independently and use initiative
  • Team-oriented person and ability to draw together expertise from different business units to contribute to high quality decision-making
  • Ability to prioritise, meet deadlines and work under pressure
  • Flexible approach to role and responsibilities within a growing business.
  • Desirable Attributes/Experience:
  • Knowledge of credit analysis and ratings
  • Understanding of UK property market and/or experience in structuring real estate or private credit transactions
  • Understanding of institutional investors and/or experience of presenting and reporting to investors
  • Likely to be degree educated, possibly a CFA or MRICS Charterholder.
