Commercial Asset Manager

* Must be RICS qualified

Our client is an historic London estate with almost £500 million worth of property assets across Prime Central London. This comprises of commercial assets including retail, restaurants, offices and residential let properties including some statutory tenancies.
Currently seeking a Commercial Asset Manager to join their team for a 12 month FTC. There is hybrid working in place with this role/
Objectives of the role:
Accountable for the performance of the commercial portfolio in accordance with the company's strategy and objectives. Demonstrate strong leadership and management, to protect and improve the long-term value and reputation of the Estate, by optimising incomeand ensuring a high level of customer service is always provided.
Key Responsibilities:

- Supports the Head of Asset and Property Management to deliver departmental objectives - provides feedback and ideas
- Works closely with the Property Team to:

- assist with forming the strategy and long-term plan for the commercial portfolio
- ensure that the commercial portfolio is optimally managed in line with the long-term plan with rents maximized and voids minimized
- curate a tenant mix which enhances the local area
- build strong relationships with existing and future commercial customers, meeting regularly with customers on the Estate
- manage refurbishment and development projects from design through to completion
- contribute to board reports and other formal reports
- contribute towards the London Estate Strategy
- provide data for monthly KPI analysis
- Responsible for all commercial asset management matters to gross margin level
- Ownership of the internal lease to receipt process
- Manages, coordinates, and instructs professional advisors and other consultants
- Undertakes internal valuations and/or provides information to externally appointed valuers
- Responsible for submitting annual valuation data together with income and expenditure budgets
- Works closely with the finance and property team to oversee rent roll, payment terms, payment plans, turnover rent and management of arrears
- Review and improve current commercial processes to ensure their effectiveness
- Drive any environmental and sustainability improvements that are required to enable lettings and meet current and future legislation
Experience/Knowledge:

- Professional, confident, and self-motivated with excellent interpersonal and negotiating skills. Enjoys building relations and creating a desirable customer/retail community that is focused on long term value; building the reputation of the company whilstdemonstrating integrity, enterprise and excellence.
- Able to demonstrate excellent leadership and strategic skills
- Be RICS qualified with at least five years' post qualification experience in commercial asset management
- Commercially astute, entrepreneurial, analytical, organised and focused
- Professionally presented, personable and credible with the ability to present a positive image of the company and estate
- Experience of optimising and streamlining structures, systems, processes and policies
- Strong verbal and written communication; good use of the English language
- Understanding of the Horizon system database an advantage
- Intermediate to advanced level of MS Office, including Excel, Word, Outlook and MS Teams
- Good market knowledge of the London market and network with office and retail agents
- Undertakes relevant CPD to maintain professional knowledge and standards
