Your new role

We’re looking for a Communal Services Team Leader / Property Inspector to join us where you'll be based in Wimborne or the surrounding area.

You’ll be accountable for the delivery of the communal services including cleaning, gardening/grounds maintenance and window cleaning through designated teams in a defined geographical operational area. Ensuring all our resources are utilised efficiently and work is completed in a safe and timely manner and always adhere to East Boro’s Health & Safety policies and procedures.

This may include ‘hands on’ cleaning and gardening work.

You’ll also provide a proactive and effective empty property management service and assist in dealing with all aspects of empty properties.

Customers are at the heart of everything we do so we want to make sure that all our services provided are of high quality and undertaken with a commercial and customer-based ethos.

Utilising your excellent communication skills, you’ll work closely and collaboratively with all colleagues across the business to ensure the delivery of a high performing communal services to all our customers within the operating area.

**PURPOSE**

You will lead the Communal Services team to deliver high-quality communal services with a strong emphasis on customer service.

You will be responsible for:

- Maintaining a safe, clean and high-quality external environment on estates and other locations
- Ensuring compliance with relevant legislation, data governance, regulatory standards, internal processes and protocols, and in particular health and safety provision

This may include ‘hands on’ cleaning and gardening work.

To assist the Customer Services Manager to provide a proactive and effective empty property management service and assist in dealing with all aspects of empty properties.

**DUTIES AND RESPONSIBILITIES**

**Communal Services**

To be the operational lead for the Communal Services Team, ensuring that estates are clean and safe - and that high standards are consistently achieved.

To ensure that regular inspections take place and are quality assured.

To provide effective and motivational leadership to the Communal Services Team

To develop and embed a culture of professionalism and continuous improvement

To ensure high levels of resident satisfaction with the service

To produce performance information and reports suitable for a variety of audiences, including commentary and analysis.

To engage residents in service planned, delivery and review and to ensure that their views and aspirations are properly reflected.

To take part in community events and initiatives as and when required

To work collaboratively across EBHT departments to secure the best outcomes for residents.

Promote genuine equality and diversity in all aspects of staff management and service delivery

Keep abreast of relevant changes in legislation, good practice and policy, initiating changes as required.

To be alert to problems and devise solutions to deal with them effectively, reporting action taken to line manager.

**Management/supervisory**

To direct line manage the communal services team to ensure that our estates are maintained in line with our service standards, specifications, policies and procedures.

To assign cleaning areas to staff, carry out routine inspections to ensure cleaning operatives are cleaning the premises effectively and ensuring that cleaning operatives follow health and safety procedures.

To oversee the ordering of stocks of cleaning materials and researching potential developments in cleaning equipment that could improve the service provided.

To assign gardening duties and schemes to staff, carry out routine inspections to ensure gardeners are carrying out their duties effectively and ensuring that gardeners follow health and safety procedures.

Day to day management of resources, tools, equipment, materials, transport and machinery required by the communal services team to complete their work programme.

To ensure that the inventory of all equipment and fittings is kept up to date and any discrepancies are recorded and notified to your line manager.

To measure, manage and improve staff performance against corporate targets and service standards to ensure compliance with policy and procedure.

To ensure continuous development of the team through on-going coaching, support and the identification of personal development needs in regular performance and objective reviews.
