**JOB TITLE**:Maintenance Person

**REPORTING TO**:Care Home Management

**JOB PURPOSE**:To carry out day to day maintenance to a high standard on the fabric of the building, its services, and grounds in order to provide the residents with a safe, comfortable and pleasant environment in which to live, whilst ensuring that the Home and grounds are maintained in a safe and efficient functional order

**SKILLS, KNOWLEDGE & QUALIFICATIONS**

**Required**:

- General maintenance knowledge / experience e.g., minor electrical, plumbing, joinery work, painting, tiling and drains
- Good communication skills
- Confident team player
- Use of a car or similar vehicle
- Willingness to receive training on current Health & Safety / EHO issues
- Satisfactory Police check and check against POVA List (where applicable)
- Ability to be responsible for essential safety checks and safe record keeping

**Desired**:

- Knowledge of current Health & Safety regulations
- Clean driving licence

**MAIN RESPONSIBILITIES**

General Maintenance
- Be responsible for the safe keeping, usage and storage of all equipment provided to you by the company.
- To ensure storage areas are kept safe, accessible, fully stocked and organised.
- On the commencement of each day check maintenance book, check sheets, lists in the home, and carry out repairs as required or contact service agents where applicable (agreement by Home Manager).
- Service, install, maintain, repair, build
- Report and action any known defects to appliances, damaged furniture / equipment and any other potential hazards to the Deputy Home Manager/Home Manager who will advise accordingly to ensure full compliance with agreed codes, legislation and health and safety.
- Planned preventative maintenance - be proactive, keeping an eye open at all times for jobs that are not listed on the daily job log
- Complete all checks in line with Risk Assessments/requests/recommendations on a daily/weekly/fortnightly/monthly/quarterly/six monthly/annually/5 yearly basis as required or when stated
- Ensure the maintenance of the home’s exterior, including following external check sheets and maintenance standards.

Keep any sheds, outbuildings and areas in which waste is stored in a clean and tidy condition.

Clear snow and grit from the drive, paths and any areas to which Clients, Visitors or Staff Members have access.

Ensure the grounds are kept clear of litter

Where applicable, cut the grass/weed around the building and tend to any flowerbeds, hanging baskets, shrubs, trimming trees and branches

**THIS LIST IS NOT EXHAUSTIVE**
- General painting and decorating as and when required to maintain the standard of the Care Home.
- General plumbing including washers, taps, unblocking toilets etc
- Groundwork and general maintenance
- Basic carpentry such as new locks, architrave, boxing in, assembling furniture, replacing handles and similar duties
- Test the fire system, and log results weekly. Check call points, fire exits, door retaining devices and fire emergency lights as specified in Company procedures. Log your findings and ensure the appropriate remedial action is taken.
- Test and record water temperatures as specified in Company procedures
- Test and record meter readings of gas, electric and ensure submitted to Deputy Home Manager/Home Manager
- Look after testing tools, ensure they are fit for purpose, calibrated, and documented to enable repair work to be carried out
- Ensure all ventilation units and lights are kept clean. Replace any defective light bulbs / diffusers and shades
- Undertake basic electrical checks on all equipment, i.e., Test all portable appliances, check all plugs and cables are visually checked for signs of damage, enduring labels are legible and correct as specified in Company procedures. All faults to be reported to Deputy Home Manager/Home Manager.
- Monitor delivered goods closely, ensuring stored and checked as appropriate, whilst ensuring storage area is kept clean and tidy
- Develop a regular maintenance action plan with the assistance of your manager to identify the key tasks for the coming months.
- Purchases - source and purchase the required material/products from suppliers online or in store and collect if required (all purchases to be agreed by Home Manager)
- Carry out tasks in accordance with agreed requirements/maintenance guidelines and within agreed time limits

**Management has the right at any time to alter/amend or request changes are made in line with the needs of the business and safety requirements at that time**

Equipment
- You are responsible for the equipment provided to you for use in your job role. You must ensure equipment is used in accordance with the training provided/procedures in place and using any safety equipment/PPE were necessary. You are responsible for ensuring that the equipment is maintained and can be always used/operated. Any broken equipment/tools that are not fit for use must be documented accordingly and reported
