**Role**:

- Completing regular inspections of the communal areas of our properties and of our homes to ensure they are safe, in good condition and meet our quality and Health & Safety standards and statutory obligations.
- Supporting the Asset Management team in the delivery of a range of summary stock condition surveys to ensure properties are in a good condition and our property data is accurate.
- Ensuring customers are safe and works are carried out in accordance with our H&S policies and statutory obligations.
- Ensuring that every visit to a communal area or home provides our customers with a positive and professional experience of the organisation.

**Main Responsibilities**:

- Establish a weekly/monthly (as appropriate to each block) programme of inspections of all communal areas. Carry out fire safety checks and testing of installations in accordance with Legislation, BPs Fire Safety Policy and with specific reference to the Management of Fire Safety in Communal Areas procedures.
- Maintain accurate records to demonstrate where properties are compliant or non-compliant.
- Identify and log repairs and areas for improvements.
- Work with others to ensure communal areas are kept free from obstructions and personal items in line with policy.
- Complete visual re-inspections to low-risk asbestos containing materials, log and report findings to the Compliance team.
- Property “MOT” Inspections:

- Complete annual inspections inside homes to assess the condition of key components, and visual safety inspections of key H&S elements (i.e. gas installation, electrical installation, fire compartmentation, fire doors).
- Identify and report any key HHSRS (Housing Health & Safety Rating System) and Decent Homes & Fitness Standard failings.
- Identify and report any safeguarding or customer related vulnerability issues.
- Carry out any other safety / condition / post inspection activity required to ensure our homes are safe and to support the Asset Management team.

**Personal Specification**

**Education and qualifications**
- Educated to GCSE standard or equivalent and significant property inspection experience.

**Experience, knowledge and understanding**
- Track record of delivering excellent customer service, even whilst working under pressure.
- A sound understanding of Fire Safety requirements, the standard of components and key H&S features in residential homes and communal areas.
