**JOB TITLE**:Maintenance Operative**

**RESPONSIBLE TO**: Facilities Manager

**RESPONSIBLE FOR**: Estate facilities maintenance

**HOURS OF DUTY**: 12 hour shifts - 4 on, 4 off

**PURPOSE OF JOB**:
To provide a pleasant, clean and safe environment for residents to live in by ensuring that the common grounds, the back of house areas, the car park and the other common parts of the development are maintained to exceptional standards.

**PURPOSE OF DEPARTMENT**:
To ensure that the development's presentation is pristine, hence creating value for all the stakeholders (lessees, landlord and HEAM).

**MAIN DUTIES**

**Operational**:
- Provide courteous, professional, efficient and flexible service at all times, following Ebury Square standards.
- Cleaning and sweeping of all the estate's paths, external water features, external walls and basement car parks.
- Picking litter on the common grounds, paths and lawns of the estate.
- Picking dead leaves in and outside the estate.
- Tour various collection points, in the car park and around the estate, to collect refuse and recycling materials.
- Check bins within the residential buildings on a daily basis and move full bins to the holding store where appropriate.
- Daily cleaning of bin stores.
- Polishing brass in the common parts of the buildings.
- Prepare bins for refuse collection on designated collection days.
- Clean and sanitize bins on a daily basis.
- Routinely undertake the weeding of all paths and roadways to the estate. In addition, all gutters and gullies to roadways will be swept and kept clear of debris.
- Assist both residents and visitors with orientation around the development.
- Change all defective light bulbs within the residential buildings, where appropriate. Where light bulbs are inaccessible, they should be logged and reported to the Facilities Manager so that appropriate action is arranged.
- Undertake general building maintenance and repair works including but not limited to carpentry, painting and decorating, locks and ironmongery, IT equipment troubleshooting, mechanical plant troubleshooting etc.
- Complete daily / weekly / monthly H&S and building services checks
- Monitor stock of the various types of light bulbs and report requirements to line Manager (FM)
- Responsible for the correct storage of equipment and chemicals and for monitoring stock levels.
- Act as a permanent presence around the estate and report any breaches of security or suspicious occurrences to the management on duty immediately.
- Inspect, on a daily basis, all internal areas residential buildings and report any defects, security or health and safety concerns to line Manager (FM)
- Take electricity meter readings for residents and on behalf of the Landlord.
- Act upon any ad-hoc requests for services that residents may have, as directed by the management or the concierge team.
- Hand pending issues over to the next shift for proper follow up and action
- Undertake any reasonable tasks and secondary duties as assigned by the Estate Management Team for the good Management of the development.
**General**:
- Understand and strictly adhere to the Rules & Regulations established in the Emergency Procedures, Standard Operating Procedures and the development's policy on Fire, Hygiene, Health and Safety.
- Ensure a positive work relationship with colleagues, management and representatives of the Freeholder (Berkeley Homes).
- Attend and contribute to all meetings and trainings scheduled and other related activities.
- Undertake any reasonable tasks and secondary duties as assigned by management for the good management of the development.
- Respond to any changes in the place of work as dictated by the operation.
- Adaptable and willing to assist in other schemes in the Harrods Estates portfolio.
- Project at all times a positive and motivated attitude and to exercise self control.
