**Here's the exciting bit a day includes**

**Role Purpose**:
The Senior Property Manager is integral to the smooth running of the AS Watson retail portfolio across our four retail brands - Superdrug, Savers, The Perfume Shop and Three.

Managing service charge and business rates agents and reporting on performance to the business, together with managing any property management issues that arise on stores with the support of two in house property management surveyors and external agents.

**A typical day in this role includes**:
Working closely with our external agents on service charge and business rates you will ensure savings are captured and reported into the business.
You will ensure that any property management issues are dealt with in a timely manner with the support of our in house management surveyors and external agents including solicitors where necessary.
You will be responsible for monitoring performance and ensuring compliance with KPI’s for our appointed agents.
Any issues that impact the costs for stores, or puts trading performance at risk are treated as a high priority and you will take a pro-active approach to deal with these
You will have an overview of invoicing and ensure the property management surveyors and property management surveyor process these in a timely manner.
You will liaise with our FM, Health and Safety and Projects teams to ensure a joined up approach on any works / issues in stores.
Invoice management and approvals
Management of any subtenants
Line management of Property Management Surveyor and Property Management Administrator

**What you’ll need**:
Extensive knowledge of Landlord and Tenant legislation, Service charges and Business Rates practice.
MRICS qualified
Good working knowledge of MS Office package
