Sheltered Housing Officer

St Andrews Housing Cooperative is a leading local housing cooperative and is looking to recruit an experienced Sheltered Housing Officer to support the day-to-day management services to its sheltered residents.
In this wide-reaching and varied role, the post holder will assume responsibility for the day-to-day coordination and administration of services including health and safety, welfare/housing benefits, safety checks, tenancy administration and general housing management for elderly and vulnerable adults.
**Sheltered Housing Officer - Part Time - 25 hours per week, Monday to Friday 0900 - 1500 with a 1-hour lunch break each day with a pro-rata salary of £18,455**
This role would suit an experienced and dedicated Housing Officer who has experience of supporting elderly and vulnerable adults and who can show compassion, understanding and a desire to deliver an exceptionally level of service.
**About the role**
**Sheltered Housing**
- Carry out regular checks of the sheltered residents, as per their individual requirements, e.g. daily visit or phone call.
- Identify individual support requirements of sheltered residents and sign post to external organisations as appropriate.
- To provide a main point of contact for the sheltered residents.
- To develop and maintain constructive relationships with residents, carers, partner organisations, service providers, professionals, contractors and members of the public and wider community.
- Promote, arrange and support social, health & wellbeing activities within the Common Room, and work closely with the Social Committee, to increase the wellbeing of the sheltered residents.
- Ensure up to date and accurate support plans are in place for all Sheltered Residents.
- Ensure individual and communal lifeline alarm tests are carried out on a regular basis.
- Ensure all TV Licenses for the Sheltered residents are up to date.
- Produce a regular Sheltered Housing Report for the Management Committee, highlighting any relevant issues.
- To be a key holder for the scheme and sheltered properties, and oversee the management of the master key system.
- To keep up to date with information relating to changes in services, working practises or legislation affecting older people, and to advise residents accordingly.
- Deal with emergency situations as they arise in a prompt and professional manner.
- Ensure the communal facilities and the building is secure.
**Housing Management & Maintenance**
- Deliver a comprehensive housing management service to help residents maintain their tenancy, access housing services and effectively sign post to external organisations
- To identify and report repairs to the common parts, and to assist residents with reporting repairs within their flats.
- Monitor and deal with tenancy issues and complaints that arise, including rent arrears, benefit checks and Anti-Social Behaviour.
- Liaise with tenants to arrange access and ensure that repair work is carried out on time and as arranged.
- Support and attend scheme meetings and consultation events.
- Work with the wider St Andrew Housing community to promote integration with the Sheltered and General Needs residents.
**Health & Safety & Compliance**
- Report any Health & Safety concerns, defects or damage discovered during the normal course of work.
- Ensure a high standard of Health & Safety at all times.
- Ensure compliance with relevant regulations e.g. PAT, Legionella, Fire Regulations.
- Ensure that the relevant H & S, risk assessments and scheme checks are regularly carried out and are up to date.
- Assist in maintaining a secure and safe environment within the buildings and surrounding grounds.
- To oversee the safety and security of the common room/office and surrounding estate.
**Estate Management**
- Maintain high standards of cleanliness and order in the scheme, ensuring that the common room and office are clean and inviting for residents and visitors.
- Carry out weekly inspections on site, log any issues and ensure action is taken for any work required.
- Carry out regular building walkabouts and inspections, including the exterior, maintaining security and identifying and reporting any repairs or maintenance required.
- To organise building, communal and alarm system repairs for the scheme, and ensure access arrangements are in place.
- To liaise with and oversee the work of any staff or contractors providing maintenance services to the scheme.
- To comply with requests for information, such as meter readings, repairs to common parts and exterior and other services provided to residents.
**Void and Lettings**
- Liaise with the Administration Officer for the short listing of potential applicants and manage the lettings and voids process.
- To arrange and carry out accompanied viewings for vacant properties, and assist with the moving in process to ensure the best possible turnaround time.
- Assist new tenants in settling in to their new home.
- Liaise with the Maintenance Operativ
