Caretaker Handyman

**Overview**

Dandara Living are seeking a Caretaker/Handyman to carry out painting and decoration, planned, statutory and reactive maintenance at the Forbes Place build to rent operations. The Forbes Place community is a well-established development of 276 apartments and 16 town houses located in Stoneywood, we are looking for a Maintenance Technician who excels in customer service and overall building maintenance experience.

This is a role which will allow someone to set the standard for their capabilities with painting and decorating, and how the maintenance and support offering is delivered across our pipeline of Build to Rent homes and communities.

**Working Patterns**

**What you will do**

Main duties and responsibilities - Support the Senior Maintenance Technician with the following:

- Complete planned maintenance keeping accurate records
- Complete statutory maintenance keeping accurate records
- Complete reactive maintenance keeping accurate records
- Manage and monitor waste throughout development
- Painting and decorating communal areas and apartments
- Complete statutory bin runs, making sure all bins are available for emptying
- Complete all maintenance from mid-term and end of tenancy inspections
- Daily waste strategy in conjunction with Housekeeping
- Assist on Open Days and Residential Events
- Health & Safety compliance - to include regular system testing

Customer Service & Resident Engagement
- Provide first class customer service to residents
- Ensuring all enquires and repairing issues are dealt with in line with agreed service levels

Safety, Maintenance and Administration
- From time to time undertake inspections of the apartments/buildings as required
- Undertake other duties from time to time as required
- Ensure building is a safe environment in which to live and work and that it is managed in accordance with procedures
- Record contractor visits and complete on-site reports to include daily activity logs. Keeping a register of works carried out and issuing permits to work
- Ensure communal areas, such as bin stores, car parks, cycle stores are maintained and well kept

**What you will have**
- Good technical knowledge and previous experience of residential repair, refurbishment and construction would be ideal.
- Basic Plumbing, Decoration, Joinery, Electrical Knowledge
- Demonstrable understanding of H&S requirements on site
- Possess a sound understanding of legislation relating to chemicals and dangerous substances i.e., COSHH. Promote, and by example, always ensure safe-working practices, including risk assessments

Qualifications desired
- Full Driving License
- Painting and Decorating
- Portable appliance testing
