**Purpose of the Role**
An experienced leader is needed to manage the in-house Security and Cleaning teams, as well as oversee the maintenance of this Shopping Centre.
The Management Team is responsible for the smooth and efficient operation of the centre, delivering excellent customer care and operational standards at all times whilst maintaining a safe and secure environment.
**Key Responsibilities**

**Main Duties**
1.
- Manage and operate the Centre to the very highest of professional standards.
2.
- Develop strong relationships with all Tenants and collect turnover information.
3.
- Work with retailers to help maximise retail sales opportunities.
4.
- Develop excellent lines of communication with all Centre Management staff, the retailers, contractors, customers and the client.
5.
- Manage all Centre Management staff
6.
- Motivate and build strong working relationships with all Centre Management Staff
7.
- Lead the Management teams to achieve the objectives as specified in the Centres business plan.
8.
- Adhere to all key performance indicators as set out in the Management Agreement between the owner and Savills.
9.
- Be the ‘face’ of the Centre within the local community and develop strong community links.
10.Ensure that the Centre is maintained to an excellent standard and contractors are carrying out their work to an appropriate standard.
11.Ensure that those working on site are carrying out all work in a safe manner.
12.In liaison with the Asset Manager, ordering the necessary maintenance works at the centre, ensuring the budget is adhered to. Authorise and check coding of invoices within agreed timescales.
**Staff Training and Development**
In liaison with the Managing Agent, the Ops Manager, will be responsible for:
1.
- The ongoing training and development of all Centre management staff.
2.
- Implement Training Needs Analysis for each team member on a six
- monthly basis.
3.
- Conduct staff appraisals in accordance with the Savills staff appraisal policy.
4.
- Mentor staff as deemed necessary and in accordance with the Savills policy.
5.
- Attend all Management Meetings and any other meeting as requested by the Asset Manager / Landlord.
**Specific Management Responsibilities**
1.
- Keep Savills/Owner fully informed of all management, marketing, leasing and operational activities.
2.
- Maximise opportunities to generate additional income.
3.
- Ensure high levels of customer service are provided at all times.
4.
- Prepare and submit to the Asset Management Surveyor/Landlord a brief weekly report/update.
5.
- Maintain accurate records of correspondence, lease information, contractors on site, file notes on all meetings with retailers and any other relevant information that should be maintained to provide a proper audit trail.
6.
- Ensure that each retailer adheres to their lease and Tenant Rules and Regulations.
7.
- Be fully conversant with all relevant health and safety legislation.
8.
- Comply with all H&S Regulations
9.
- Submit for approval overtime schedules for staff alongside explanations where necessary.
**Operations**
1.
- Implement all operational systems and procedures in accordance with the Standard Savills Operational Procedures and Systems Manual.
2.
- Maintain the centre to the very highest of standards.
3.
- Minimise the Liability Risk exposure of the Owner.
4.
- Maintain all plant and equipment to the very highest of standards.
5.
- Ensure that all contractors satisfy the insurance requirements as required under the Savills Public Liability Policy.
6.
- Ensure that all operations and maintenance undertaken at the centre conforms with the work place health & safety legislative requirements.
7.
- Ensure that all operations and maintenance undertaken at the development conform with any other relevant legislative requirement applicable to those tasks.
8.
- Ensure that all operations and maintenance undertaken by the Centre’s contractors conforms with the specifications as agreed to between the Centre and the contractor.
- 9.
- _Keep up to date any Program Maintenance Schedule.
**Skills, Knowledge and Experience**
Operational background in shopping centres, ideally with an understanding of soft and hard services.
**Working Hours**
9-5, Monday - Friday
**Salary**
£40,000 - £50,000
