Applications are invited for the above permanent full-time post working in Campus Services.
Duties will include the management of the maintenance team within the Building Maintenance Section. To work closely with the facilities operations managers and team leaders to ensure a customer focused delivery of service to all university site users and visitors.
The ability to communicate in Welsh is desirable for this post.
Applications will also be considered to carry out this role on a part-time or job share basis.

Purpose of the Job
- The day-to-day management of the maintenance team within the Building Maintenance Section.
- To work closely with the facilities operations managers and team leaders to ensure a customer focused delivery of service to all university site users and visitors.
- The processing of work requests using the appropriate CaFMsystem, ensuring that jobs are inspected (if necessary), prioritised and undertaken in an efficient and productive manner.
- To ensure, as far as possible, appropriate materials and parts are available in a prompt manner and are provided to the team as required.
- To monitor and inspect work in progress to ensure that agreed levels of quality performance are being achieved, and work is completed within priority time scales.
- To ensure work is carried out in accordance with current risk assessment and standard operating procedures and applicable UK and University regulations and policies. Deputise for the Maintenance and Contracts Manager.

**Responsibilities**:
PEOPLE MANAGEMENT
- Demonstrate leadership and management skills, providing direction to the designated maintenance team and assist Maintenance and Contracts Manager.
- Working to support the development of the in-house workforce to carry out specific statutory compliance tests and minor building trades to an agreed level to meet the internal performance criteria.
- Demonstrate and promote excellent customer service at all times.
- Ensure the maintenance team complete tasks in required time and meet statutory compliance. Escalate issues to the Head of Estates building maintenance.
- Promote an environment of innovation, joint working, employee involvement and positive problem solving.
- Work with contractors and the supply chain to ensure a complete maintenance service.
OPERATIONAL MANAGEMENT
- Ensure that the maintenance team are trained to respond to maintenance and repair issues of any new equipment, assets and buildings. Seek training as necessary.
- To ensure sufficient capacity and capability to complete agreed schedule of works and maintenance regimes.
- To be responsible for ensuring health & safety and environmental legislation is complied with.
- To carry out random inspections to confirm quality, sustainability and access are maintained.
- To participate in the safe systems of work procedures including control and issue of Permits to Work as appropriate.
- To assist the Head of estates building maintenance with forward maintenance planning across the estate and halls of residences, including supporting Condition Surveys, updating of maintenance records (including computerised data bases) and maintaining archive O+M manuals, Health and Safety Files and the like.

- A flexible approach to working within a busy professional environment.
- The post holder will be expected to participate in performance review and developmental activities.
