Our Homes business serves communities by providing trusted housing management solutions. We take a collaborative and commercially minded, yet socially principled approach across our portfolio of Affordable, Private Rented and Leasehold properties.
**The Role - Voids Administrator**
To coordinate works in the delivery of void properties ensuring new properties added to our portfolio are refurbished to standard, within timescales and provide excellent customer service to all of our customers.
**Duties/Key Responsibilities**
- Liaise with customers and contractors. Deliver excellent customer service at all times
- Assess survey and inspections reports to produce works orders in line with required property standards. Send appropriate correspondence. Complete appropriate administrative tasks.
- Co-ordinate and monitor contractors effectively to ensure works are completed to standard and within set timescales.
- Ensure that all properties are fully complaint with EPC, GAS Safe, EICR, PAT and Asbestos Reports and ensure that there is a clear audit trail.
- Review contractor invoices and works orders for accuracy.
- Maintain and update our internal and external stakeholders as well as IT systems; including Reapit, Microsoft & Outlook.
- You may be required to complete other duties as required by the business.
**Skills**
Essential
- Following and working to strict procedures and timescales
- Basic knowledge and understanding of cost management.
- Computer literate with ability to use word processing tools
- Ability to produce clear, concise and objectively written paperwork
- Able to work on own initiative within defined guidelines
- Ability to remain calm under pressure
- Ability to prioritise workload and work to strict SLA’s
- Polite telephone manner and strong communication skills
Desired
- Dealings with building contractors
- Has worked for either an accommodation or customer service business previously
- Good understanding of repairs and maintenance to residential properties
- Aware of compliance and building legislation and responsibilities of residential landlords
- Understanding of housing and welfare benefit related issues.
- Basic understanding of property market.
- ARLA or other qualification in Residential Property Management. (D)Ability to problem solve and manage difficult customers
