As Estates Surveyor you’ll take responsibility for Landlord & Tenants matters across our property and estates function, negotiating on rent reviews and lease renewals (roughly 40-60 a year). We have recently become a stand-alone business and are making real strides in creating an inclusive workplace that celebrates and values diversity. Due to our new ownership, we have committed to undergoing an acceleration project that has left a need for an Estates Surveyor to manage the negotiations of rent reviews and lease renewals across our network of national branches (roughly 40-60 reviews peryear). You’ll be part of a smaller, agile, team of Estates Surveyors, with two already working across acquisitions, the focus of this Estates Surveyor role will specifically be on the renewal and maintenance of our branch and property portfolio. Areas of focus**: - Proactively settle rent reviews & lease renewals/secure rate rebates in accordance with agreed strategies to maximise financial benefits within appropriate timescale. - Help prepare budgets in relation to the specific number of lease incidents that occur in each calendar year. - Provide support to the FM/Branch Development teams in addressing strategy & tactics in relation to Repair Notices, MEES, terminal dilapidations and general repairs. - Direct legal advisers on all property matters involved in carrying out various functions outlined above. - To provide verbal and written advice and recommendations to the senior board and capital approval meetings on lease renewals, rent reviews, ratingand Estate Management matters Ensuring cases are presented in a timely manner in order to ensure that effectivedecisions can be made in relation to Corporate Strategy at the optimum juncture. - Ensure all property records including database, relevant property folders and all trackers are updated in a timely manner. - General Estate Management - to support the relevant business units with day to day portfolio issues, resolving them by responding proactively to meet the particular business need, including liaising with landlords, third party commercial bodies and statutoryundertakers & providers. - To handle any other estate matters as requested by the Property Director. **This is a remote-based role with regional travel responsibility across the UK on an ad-hoc basis. This means you could be from areas such as Banbury, Birmingham, Bromsgrove, Coventry, Dudley, Hinckley, Kettering, Leicester, Marston Green, Meriden, Northampton, Nottingham, Nuneaton, Nuneaton, Shirley, Solihull, Stourbridge, Tamworth, Walsall, Wellingborough, West Bromwich, Wolverhampton. You: Required skills and competencies: - A proven track record in property acquisitions, disposals, rent reviews, lease renewals, and general estate management. - Worked at a national level and used to extensive travel. - Excellent communicator at all levels particularly with “non-property” colleagues with the ability to provide strategic advice. - Strong negotiation skills and the ability to prioritise tasks in order of importance. - Solid understanding of property negotiation, planning, development appraisals, contract law, and **It is highly likely you will have worked in any of the following roles and/or markets, and worked with the following products and/or services: Acquisition Surveyor, Asset Surveyor, Asset Manager, Builders Merchants, Chartered Surveyor, Construction, EstateSurveyor, Industrial Sites, Industrial Surveyor, Internal Surveyor, National Surveyor, Property Surveyor, Regional Surveyor, Commercial, Industrial or Retail Sites, other Trade Occupiers Us: **From boilers to bathroom suites, tubing to towel rails and everything in between, City Plumbing has all the products our customers need to complete the job.
