MMP Consultancy currently have an opportunity for an Aids & Adaptations Surveyor to join a local authority based in Addlestone, Surrey.
This will be an interim position paying £185p/d Umbrella. The contract length will be 6-9 months.
**Job Purpose**:
To provide a full technical service to the Private Sector Housing Team to assist elderly or disabled persons to adapt and repair their homes to enable them to continue to live in greater comfort and security.
To undertake works programmes to ensure that the housing stock is maintained to a high standard, within budgets and to agreed time frames
Working in partnership with the Council contractors, you will oversee the works, from initial inspection and ordering of works, through to completion and handover to appropriate officers
You will need to be exceptional organised and have a good understanding of building defects, part M of the building regulations and able to work remotely when raising works whilst on site, whilst overseeing the entire process from start to completion.
**Objectives**:
Through visits, identify what work is required in the client's home to interpret the brief afforded by Housing Improvement Agency (HIA) team or Social Services OTs. Clarify the options open to clients with due regard for financial, building, and ancillaryarrangements.
Liaise with Clients, Occupational Therapists, Care co-ordinators, Contractors, and other Council staff, in the delivery of the service. To include liaison with external architects, Quantity Surveyors and Engineers on larger jobs. Confirm verbal instructionsor agreements in writing and advise HIA team as required.
Provide regular updates to enable effective management of the grant process.
Provide full pre and post contract management services, including the preparation of drawings and / or schedules of work to enable the engagement of contractors under suitable procurement methods, for both HIA and Housing works.
Provide supplementary works estimates for work on behalf of clients and advise Private Sector Housing of costs and scope of works.
Provide technical assistance in the delivery of the Home Improvement Agencies requirements, as described above, to other organisations and Boroughs as agreed.
To plan, instigate and supervise the upgrades to the Council housing stock necessary to maintain the standards of condition and repair as set out in the Decent Homes initiative.
To make regular site visits to monitor progress through to practical completion to ensure compliance to specifications.
To resource and supervise daily site activities in ensuring that Minor Works are completed on time and within SOR cost, in accordance with health and safety regulations, and to the standards of workmanship required by the Council.
Meet with contractor and agree works required and produce SOR schedule of works.
To be responsible for effective and efficient delivery of site activities.
To review all project requirements as per agreed programme and specification.
On a regular basis monitor and inspect the quality and progress of work, and where it fails to meet requirements ensure it is rectified promptly.
To be responsible for ensuring that the assigned works are effectively run and managed to time, cost and quality.
Make sure that contractors comply with health, safety, environmental and CDM regulations, and with the company's code of practice.
Ensure that all specified inspections are carried out as scheduled, rectify any snags and maintain a record of causes and actions taken.
Monitor progress of contract against dates targeted for valuations, commissioning, handover to client, to ensure that status and condition of installation will meet requirements.
To work closely with clients in ensuring their requirements are met or exceeded, attend progress meetings, record details, take appropriate action and record results.
Take appropriate action to deal with any day-to-day work problems but contact the Senior Contracts Manager without delay on any matter requiring their advice, decision or action.
