An exciting opportunity has arisen within The Princess Alexandra Hospital NHS Trust (PAHT) to support the work of our Estates & EBME Team. The Trust estates function requires modernisation to meet the requirements as set out in the NHS Premises Assurance Model (PAM), recommendations of local and national plans/policy including the Carter report, Model Hospital benchmarking and the Sustainability & Transformation Partnerships. Key areas of improvement include productivity, service standards and cost-effectiveness of the estates and the EBME function. To meet these quality standards a new operating model has been designed which will require changes to the estates function and working practices and will, therefore, require an Estates Officer - Night worker to support the excellent ongoing work.

Job summary

The post holder will be the responsible person for the direct labour work force on the night sight shifts, ensuring all engineering maintenance including contract work is carried out with high performance and compliance with recommended standards and legislation.

The post holder will line manage the direct labour work force, and act as Authorised Person (AP) in relation to specific critical functions.

Scope and range
- Ensuring that engineering maintenance, including contract maintenance work, is carried out to appropriate standards and specifications for all Trust owned properties and leased properties where the lease places the responsibility for these functions on the tenant.
- The day-to-day management of the night engineering team and associated craftsperson’s, ensuring that both planned and reactive maintenance tasks are completed and updated within the Estates CAFM system.
- The implementation and monitoring of safe systems of work, including risk assessments and standard operating procedures.
- Ensuring that plant and equipment is operated, inspected and maintained in line with the requirements of statutory legislation, regulations and guidance.

Duties and responsibilities
- To assist in the organisation and supervision of the day-to-day maintenance of the hospital site through a combination of directly employed estates maintenance staff and maintenance contract staff.
- Responsible for the assessment of priorities within the overall maintenance plan, including co-ordination of daily allocations of work prepared from planned maintenance (PPM) schedules and maintenance repair requests for designation to the respective engineering and building teams and service contractors
- To engage and supervise specialist contract labour and day work labour as required to facilitate planned and reactive maintenance in line with Trust and departmental policies and procedures, ensuring that adequate budgetary control is maintained
- Manage and control any follow up work arising from reactive work and planned preventative maintenance.
- Communicate and coordinate with stakeholders as required to facilitate any disruption or interruptions of site services.
- Control and monitor the quality of maintenance work by random sampling of completed work requests in consultation with service users
- Assist the estates managers in keeping adequate records necessary for the management of staff and the operation and maintenance of plant, equipment and building services.
- Carry out annual performance development appraisals for staff members over which supervisory responsibility is held.
- To assist in the maintenance and development of an efficient planned preventative maintenance programme and estate condition surveys, complete with records of plant and equipment for the hospitals.
- To be responsible for ensuring that complete records are kept for all insurable plant within the hospitals, and ensure that all insurable items are examined in accordance with the statutory requirements.
- To be responsible for ensuring that all record drawings and maintenance manuals are correct
