**Overview**:
The Swan in Cockermouth, Cumbria is now available on our Partnership Agreement. This is a wonderful prospect to build on what is already a well-established business with a fantastic reputation.

The Swan is a quirky traditional pub set just off high street in Cockermouth in the picturesque Lake District. The pub is a historic pub due to its connections to Jennings. It is traditional in style with loads of character features (beams/fireplace/snug areas) and has traditionally focused on cask ales and being famous for being a traditional Tap House. It also has long standing links to local groups and charities.

Currently taking approximately £7,000 per week there is scope here to grow sales by introducing some light entertainment occasionally, possibly some live sports and also a small food offer at lunchtimes.

Local knowledge would be a distinct advantage along with the ability to organise local events (eg charity) or seasonal pub events and market these effectively via social media. This would be a good opportunity for an experienced General Manager to take on their first pub.

**What’s in it for you?**
- 20% share of weekly wet sales, excluding VAT.
- Keep 100% of the food sales.
- Low ingoing costs, starting with just a £5,000 deposit and £360 legal cost. (*deposits can vary dependant on business - ask us for more details*)
