Maintenance Operative

**Key responsibilities.**
Provide an efficient, responsive, and quality void management service to all tenants, residents, leaseholders, and developers
Ensure you comply with all aspects of health and safety, as laid down in the Core company guidelines.
Ensure all voids are inspected following Core procedures.
**Operational Duties.**
Provide a service in a flexible manner, ensuring that an effective, efficient, customer focused service is delivered within required timescales.
Undertake all elements of void inspection work as laid down in the company guidelines.
Inspect void properties and specify correctly, any/all work that needs to be undertaken.
Use own initiative to solve standard day to day problems if/when they arise.
Ensure management are kept up to date with work reports and progress in a timely manner.
Ensure all information relating to Void Inspections are correctly recorded electronically.

**General.**
To contribute positively to Core’s effort to provide a Value for money service, by delivering your services with economy, efficiency and effectiveness.
Any other duties that are deemed appropriate to the post.
The responsibilities of this post may vary from time to time without changing the general character of the post or level of responsibility entailed.
**Experience/Knowledge and Skills. (Desirable but not essential as training can be given.)**
- Experience within a maintenance environment.
- All relevant experience will be considered.
- Experience of working with contractors and repairs
- Awareness of confidentiality
- Awareness of Health and Safety legislation
- Awareness of Property Certification Requirements
- Awareness of dealing with Housing legislation
- Void inspections.
- Experience of inventory base website. (Desirable, not essential.)
- Ability to work to tight deadlines
- Communicates effectively both verbally and in writing
- Plans and prioritises effectively. Good time management and organisational skills
- Ability to use Information Technology to self-administer and for effective communication
- CSCS Card - would be preferred but not essential.

**Desirable qualifications/competencies.**
- Full driving licence (Essential)
- Changing light bulbs and ensuring other fixtures and fittings are in good working order
- Minor electrical work.
- Minor plumbing and carpentry
- Clearing and/or cleaning general areas
- Shifting furniture or equipment
- Assembling furniture or equipment
- Garden/landscape installation and maintenance
- Footpath maintenance
- Painting and decorating
- Lock repairs.
- Clearing gutters
- Maintaining property exterior through the different seasons
- Repair windows or doors
- General property maintenance.
**Job Types**: Full-time, Permanent
**Salary**: £110.00-£130.00 per day
