We are seeking a skilled and dedicated Maintenance Operative to join our team. The purpose of the Maintenance Operative role is to provide effective and responsive caretaking and maintenance support within the care home. This includes ensuring the security, safety, cleanliness, and presentable condition of the building, grounds, fixtures, fittings, and equipment. The operative plays a key role in ensuring the home meets all relevant regulatory standards and provides a safe, comfortable environment for residents, staff, and visitors.

- The Maintenance Operative is expected to carry out all duties in accordance with relevant health and safety regulations, and in line with the home’s policies and procedures.
- All work must be performed safely and in compliance with instructions provided by technical consultants, contractors, and manufacturers.
- The postholder must ensure that all maintenance activities minimise disruption to residents and are carried out with sensitivity to the care home environment.
- A flexible and proactive approach is required, with the ability to respond promptly to maintenance issues and emergencies.
- Confidentiality must be maintained at all times, particularly when working in or around resident areas.

**Skills, Knowledge & Qualifications**

**Required**:

- 2 years experience in a similar role
- Good communication skills to interact effectively with staff, residents, and visitors
- Confident team player, able to work collaboratively within a multidisciplinary team
- Valid clean driving licence
- Use of a car or similar vehicle for work-related travel
- Willingness to undertake training on current Health & Safety and Environmental Health Officer (EHO) requirements
- Ability to consistently demonstrate the organisation’s core values.

**Main Responsibilities**

**Heating Plant and Equipment**:
Ensure heating systems are operated efficiently and serviced by GAS SAFE registered contractors. Make necessary adjustments and report defects or malfunctions to the Registered Manager.

**Security**:
Maintain the security of the premises and its contents in line with Care Home requirements.

**Lighting**:
Clean light fittings, test lighting systems weekly, and replace minor parts such as tubes, bulbs, plugs, fuses, starters, and diffusers following safe working practices. All other electrical work must be carried out by a qualified electrician.

**Electrical Equipment**:
Ensure all electrical equipment undergoes annual Portable Appliance Testing (PAT) with records maintained.

**Home Exterior Maintenance**:

- Ensure clear and safe pedestrian access, especially in adverse weather (e.g., snow clearing, gritting).
- Dispose of waste materials safely and hygienically, ensuring timely collection.
- Water plants indoors and outdoors as instructed.
- Clean all external signs and lighting.
- Keep gullies, drains, and gutters clear of debris and maintain litter-free grounds.

**Porterage**:
Undertake porterage duties as required, including setting up and clearing away furniture.

**Handyperson Duties**:
Perform various maintenance tasks as directed by the Registered Manager, including:

- Painting and decorating as needed.
- Joinery: First-line maintenance on fixtures and fittings, e.g., tightening screws, door handles, and temporary repairs after break-ins or vandalism, as recorded in the maintenance book.
- Plumbing: Unblocking sinks, traps, and waste pipes; adjusting and re-washing taps.
- Testing: Conduct and record results according to test schedules (weekly, monthly, bi-annual, annual) for fire alarms, emergency lights, fire doors, firefighting equipment, water temperatures, P.A.T. testing, bed rails, profiling beds, corridor lighting, nurse alarm calls, wheelchair maintenance, fire exit push handles, false alarms, and meter readings.
- Tools & Equipment: Maintain own tools and equipment in line with Health & Safety rules.
- Glazing: Provide remedial action after break-ins or accidental damage, e.g., boarding up broken windows.
- Laundry: Clean behind dryers and washing machines weekly.
- Compliance with the Resident of the Day schedule as directed.

**Stock Monitoring**:
Monitor stock levels of consumables such as grit, light bulbs, and tubes, arranging replenishments per current procedures.
