We are currently seeking a highly motivated **Property Maintenance Administrator** to join our dynamic team based in Reading, Berkshire. This is an excellent opportunity for someone who thrives in a fast-paced environment and is looking to play a key role in delivering high-quality property maintenance services.

**Role Overview**:
You will work closely with the Head of Maintenance to ensure the smooth operation of the department, maintaining the quality of our property portfolio and efficiently handling maintenance requests from tenants using our state-of-the-art repair portal. This is a varied role involving on-site work, contractor supervision, and direct communication with landlords and tenants.

**Key Responsibilities**:

- Managing day-to-day maintenance enquiries from tenants.
- Allocating jobs to our in-house maintenance team and third-party contractors.
- Liaising with tenants and contractors regarding minor repairs and periodic maintenance.
- Supervising contractors on-site for repairs, refurbishments, and improvement works.
- Ensuring all parties - tenants, landlords, and contractors - are kept updated throughout the process.
- Carrying out property inspections as required.
- Visiting tenants to assess maintenance issues.
- Meeting with landlords to advise on improvement and refurbishment options.
- Obtaining quotations for refurbishment projects and maintenance works.
- Costing and tracking small refurbishment and maintenance projects.
- Managing an in-house team of contractors and ensuring efficient scheduling of works.
- Supporting the Head of Maintenance in ensuring the department runs efficiently and meets service targets.

**Requirements**:

- Excellent communication and interpersonal skills.
- Strong written and numerical abilities.
- Well-presented, IT-literate, and comfortable using digital platforms.
- Highly organised, efficient, and able to work accurately under pressure.
- A proactive, positive, and professional approach.
- Previous experience in property or facilities management is advantageous.
- Full UK driving license preferred.
