**GROUNDS MAINTENANCE / HANDYPERSON - OXFORDSHIRE - £32,000 MON-FRI + ON CALL FOR OCCASIONAL OUT OF HOURS VISITS**

A new opportunity is now available for a talented and highly motivated individual to maintain our properties throughout Oxfordshire.

The successful applicant will be responsible for ensuring the quality of our properties is maintained to the highest level. They will carry out necessary repairs efficiently, to a high standard, whilst providing the highest level of customer care and service.

**WHO YOU'LL BE WORKING FOR...**

OX Living offers a co-living house share community exclusively for young professionals across Oxfordshire.

The company was launched in 2016 and specialises in managing Co-Living shared houses. Our focus for 2024/25 is to continue to expand the lettings portfolio across Oxfordshire, offering quality homes to our tenants.

We cover all aspects of Co-Living property, from the refurbishment and conversion of residential accommodation to the acquisition and development of larger commercial buildings.

**WHAT YOU WILL BE DOING?**

You’ll spend the majority of your time doing what you’re best at:

- Complete daily maintenance tasks scheduled in by our property management team
- Carry out emergency repairs where reported or identified (may result in an out-of-hours callout)
- Carry out necessary repairs and maintenance identified whilst on-site
- Point of contact for tenants out of hours to talk them through maintenance issues
- Attend regular meetings with the property management team for updates
- Utilise the maintenance portal to note progress
- Establish excellent working relationships with our suppliers and retained contractors

Here’s an idea of the kind of tasks you’ll be conducting at the properties
- Delivery/assembly of furniture
- Furniture/fixtures/fitting repairs
- Appliance investigation (ie does the washing machine need an engineer or just a filter change?)
- Painting
- Gardening
- Lockbox changing / key cutting
- Assistance with plumbing work where possible

**WHO WE ARE LOOKING FOR?**

This role requires you to be highly organised, efficient, and self-motivated, with the ability to take ownership of your integral part in our company and have pride in your work.
- Excellent communication and interpersonal skills
- Able to problem solve and “think outside the box”
- Knowledge and understanding of Health & Safety regulations to keep our tenants safe
- Multi-skilled tradesperson with experience in a wide range of property maintenance work
- Not afraid to get their hands dirty
- Able to plan, manage and prioritise own workload
- Able to cooperate with the property management team to become an effective unit
- Be flexible with a “can do” attitude - emergency repairs may need to be completed out of hours
- Be a confident driver, with a knowledge of Oxfordshire
- Have their own tools
- Have a clear driving license, a vehicle would be supplied
- Comfortable with the responsibility of holding the out of house mobile

**The person in this role will directly affect the experience our tenants have, it’s important to us that we find someone who can have a great rapport with the tenants, action things quickly and have fun with what they’re doing.
