To be successful you will be self-motivating, understanding the need to get works completed to a high standard within the program period whilst liaising with the residents and building users, as necessary.
You will play a key role in client liaison through day-to day Supervision and planning works utilising Contractors multi-trade and single trade operatives as required. The works will comprise mainly of Responsive Works orders and including kitchen / Bathroom upgrades and major void refurbishments with some new build elements. Within the area of your responsibility, you will be required to ensure all works and activities are carried out ensuring compliance with Operational/Contractual and Customer Service performance targets, ensuring Gas and Electrical Regulatory Compliance, Health and Safety, Quality and Environmental systems, company procedures and legislation. Some surveying, scoping of works and out of hours working may be required.
**Working Element**
- To carry out repairs and renewals to all aspects of a domestic dwelling both internal and external.
- To identify, from inspection, materials required to carry out repair or installation to the required standard and ensure you have the correct materials for the works before commencing
- To liaise with planners, tenants and premises managers concerning the timing and progress of work being undertaken
- To ensure the safe handling and storage of all plant and equipment, including regular checks for road worthiness on Foster vehicles for which you are responsible.
- To undertake all work in accordance with Health and Safety policy statements and safe working practices
- To carry out all multi skilled tasks in association with your works
- To participate in the out of hours emergency call out standby on rota basis if necessary.
- Undertake such other duties as may be reasonably allocated by the line manager
- Excellent customer care qualities are vital to this role. You will be expected to liaise with customers and clients daily.
- You will be expected to manage and order van stock which will be tailored to your requirements.
- Competent use of handheld PDA’s is required to receive and complete job orders.
- Adhere to all company policies and procedures
**Supervisory**
- As the leader of the labour force, take responsibility for inspiring and motivating the group and the individuals within it; lead by example and achieve the high team culture standards set by the Site / Contracts Manager
- Day-to-day management of operatives/sub-contractors; respond to queries etc.
- Monitor daily works allocation, forward planning of labour, timings/scheduling in line with project/ contract requirements
- Scheduling/ programming/ materials ordering of necessary works; co-ordination of all trades, including making good and quality assurance
- Ensure Clients targets dates are adhered to and any variations notified immediately Identification/agreement of variations (with Client)
- Provide all of the completion/ variation information/ 'Job-Pack' to your line manager at the soonest convenience following quality control checks on site/handover with client.
- Keep detailed records of daily activities, extra works and events on site.
- Monitor and Assess Operatives/ Subcontractors performance to achieve greatest efficiency and outputs, providing regular feedback/ periodic reviews to your line manager
- Complete all paperwork including labour returns; timesheets, H&S Monitoring forms etc. deliver to your line Manager at the soonest convenience, generally on a weekly basis.

- SSSTS
- First Aid
- Asbestos awareness
- Experience of working in Social Housing
- Driving license - no more than 3 points
**Desirable Requirements**
- Scaffold inspection certificate
- CSCS card
- Experience in supervising / managing a workforce
