Maintenance / Handyman

Provide the highest levels of customer service with nothing being too much trouble at any time of day or night. Reporting to the Site manager and working with him to ensure that the services and facilities provided to all residents are in accordance with the company standard. Liaising with the Site manager and relevant parties on snagging issues and defects. Be a self-starter, proactive when carrying out your duties. **Conditions of Work**: This position will be based on an average 45 hour working week. Maintenance Operative/Handy-Man will operate a Monday to Friday week on a five-day working Rota. However out of hours will be required as and when necessary. Salary £25,200 **Working Hours**: Any additional hours will be agreed with the Site manager. **Main Duties**: - Maintain all internal & external areas of the estate to a high level of general repairs using "handyman" skills, as directed by the Site manager and in strict adherence to the PPM. - To liaise with the Site manager with regards to work to be done / continued and to take instructions as required according to the changing priorities of the developments. - Conduct regular building rounds to identify any maintenance / cleaning issues; Records your findings. - Change any light bulbs as required. - Ensure all fire doors are closed, adjust door closers as required. - Correct reporting of any security / health and safety issues to the Site manager. - Report any incidents or complaints to the Site manager. - Report any accidents and ensure they are recorded in the accident book. - To communicate any building/maintenance problems to Site manager as soon as they become apparent. - Report any cleaning problems within the estate. - To check and monitor all plant rooms for cleanliness and safety. - Inspect all passenger lifts and test telephone lines on regular basis. - Monitor the BMS in estate office and record readings in the logbook. - Always observe all Health & Safety and site rules and regulations; ensuring that all work is carried out with regards to the safety of oneself and others. - Assist the Site manager with reviewing RAMS submitted by sub-contractors. - Conduct a toolbox talk with sub-contractors carrying out works on site. - Supervise works done by sub-contractors and inspect/check before signing back permit to work. - Always maintain confidentiality concerning the residents and business of the estates and its’ personnel. - To maintain a clean and tidy appearance whilst working either inside residential apartments or within the common areas of the estates. - In a fire emergency, to follow the instructions as set down in the appropriate directives relevant to the development working in at the time. - To recommend to Site manager, any improvements/alterations that are appropriate. - To be always helpful and courteous to residents, staff, and visitors. - To provide Site manager with a list of stock/materials required in advance (wherever possible) of needing them to undertake a job. - To closely follow all guidelines or relevant SOP’s particularly about entering properties and key release. - Always maintain a flexible approach to work being undertaken. - Routinely patrol and inspect all areas and deal with spillages or defects immediately. - Provide the cleaning team with support and assistance as and when required. - Ensure all graffiti is reported and removed within 24 hours. **Other Responsibilities**: - Support the concierge team by registering deliveries onto residents’ portal and keeping the parcel room organised as and when required. - Assist where necessary with any other tasks or duties when assigned by the Sie manager. **Job Types**: Full-time, Permanent **Salary**: £25,000.00 per year Schedule: - Day shift **Experience**: - maintenance: 1 year (preferred) Work remotely: - No
