As Maintenance Manager/Caretaker you will be 'hands-on’, assisting the business with the upkeep, maintenance and monitoring of the business’s two sites in Leeds.

**Role**
- Ad hoc building maintenance duties such as decorating, minor electrical work (not wiring) and small repair tasks including plumbing as required
- Undertake light installation or carpentry (e.g. assemble office furniture)
- Undertake porterage tasks as required (moving furniture office items etc.)
- Identify and carry out repair works for any damages and maintain all types of equipment and the overall property.
- Liaise with contractors and other workers on site when required and ensure service/site visit reports are maintained and reported to Management
- Weekly site audit check list and recording
- Carry out compliance checks required, i.e. ladder checks, roller shutter door inspections
- First line of response to any drain blockages from sinks, toilets, drains, kitchen grease traps etc., and to clean up spillages as required
- Maintenance of the car parks and grounds including general grounds maintenance, winter gritting, gully cleaning, gardening and rubbish clearing and perimeter inspection
- Monitoring of heating equipment in the various plant rooms
- Clean warehouse facilities by sweeping, dusting etc.
- Report minor faults and emergencies in the case of faults with gas, electric and water supply to the Health & Safety representative.
- Facilitate the monitoring and reporting of health and safety disciplines.

**Experience**
- Minimum of 3 - 5 years’ experience within a similar 'hands-on’ role
- Have own tools and full UK licence
- Experience with workplace hardware tools e.g. bench grinder and electrical equipment
- Fire Marshal qualification required (training will be given)
- IOSH/NEBOSH and MEWP/Boom lift licence (preferred)
- PAT testing qualified (preferred)
- Basic understanding of electrical and plumbing systems
- Good communication ability
- Well-organised and proactive in problem-solving
- Attention to detail
- Always willing to learn new tasks or take courses (PAT testing, MEWP, health & safety etc.)
- Innovative, creative and resolute - an effective problem solver with a 'can do’ attitude
