**Building Services Technician**
The person appointed shall be a Technician with a Mechanical or Electrical building services engineering background. The Technician will be highly versatile and will undertake both hands-on and works management duties, to ensure compliance, optimise servicedelivery and protect the long-term interests of the Estates Service and Trust.
Undertaking physical maintenance and installation work on large and complex facilities, plant, controls and equipment throughout the Estate. They will be the team leader on specific project and maintenance works/services and during these times will be responsiblefor the safety and productivity of in-house staff working under his/her control and will work closely with the Supervisor who has line management control over in-house trade staff. They will provide input to the appraisal of in-house trade staff. Will be anApproved Person for multiple disciplines and issue and control permits and produce and/or review and comment on; risk assessments and method statements.

**Pay Rates**:£20 per hour Umbrella or £17 per hour PAYE inclusive of holiday

**Skills Knowledge and Experience**
- A good standard of education with manual dexterity. A trade apprenticeship with full craft qualification to City and Guilds / NVQ Level
- Experience of working in a large organisation installing /maintaining mechanical/electrical building services systems in a Healthcare or similar environment.
- To be working towards EngTech registration with one of the main engineering institutions such as CIBSE or The IET 3Certified to BS7671 17th Edition or Mechanical equivalent
- City & Guilds 2391 Inspection and Testing or approved equivalent
- Knowledge of HTMs and HBNs
- Experience of working in a Quality Management framework /environment and with CAFM systems
- Knowledge of Engineering services in complex buildings. Competence and confidence in dealing with a wide range of engineering equipment.
- Knowledge of Inspection & Testing on building services
- Understand mechanical and electrical installation drawings and wiring diagrams, manufacturers literature and handover documents
- Isolation, switching and making safe
- Fault finding and rectification
**Key areas of responsibility**
Post holder will undertake reactive and first response to make safe, fault diagnosis, investigation and reporting to Supervisor and/or calling in specialists as necessary for building services equipment. Also undertaking
- To act as a Competent person or Authorised Person Electrical/Mechanical under HTM 06-02 and HTM 03-01, HTM04 and HTM02
- Any statutory inspections and testing of relevant equipment in compliance with current regulations and HTMs or HBNs
- To interrogate intelligent BEMS (Building Energy Management system) and co-ordinate staff to undertake repairs and maintenance on various plant and control systems throughout site.
- To co-ordinate and assist staff in fault finding and emergency repairs on all critical and non-critical plant.
- To undertake condition assessments on all plant and equipment throughout the site to ensure that it is always maintained to a high standard ensuring compliance with current regulations and HTMs / HBNs.
- To compile a forward maintenance programme for existing and newly installed plant/equipment and ensure any relevant PPMs are updated on the CAFM system and to ensure that all systems are installed and maintained to relevant standards.
- To check the integrity of any newly installed systems and ensure that they comply with current regulations. To assist contractors when arranging shutdowns on critical plant and to ensure all relevant parties are given notice of any works which may affectfunctionality of their department.
- To ensure any fault, defect or malfunction of plant, equipment or the fabric of the trust buildings that affect the patient environment are speedily reported to the relevant supervisor/manager in order to effect appropriate repair.
- To carry out work as requested by management/supervision using the appropriate current works docket/request system and ensuring that all associated paperwork is completed as required.
- To carry out work unsupervised for all trades/activities within the department appropriate to skills and experience.
- To respond to breakdowns of service equipment, carry out testing, maintenance, diagnose faults and carry out appropriate and timely repairs in a safe working order to all engineering services plant and equipment.
- To undertake engineering repairs, the execution of minor new works, design, manufacture, assemble/erect, use and test equipment, and where required to do so, assist or oversee contractors and subcontractors which may involve installing specialist equipmentand or plant.
- To service, maintain and repair the building fabric and engineering services, all plant and equipment in connection with the Trust’s Planned Preventative Maintenance scheme.
- To instruct others on aspects of his work relating to his original trade.
- Test, diagnose and repair faults on engineering and/or electrical and plumbing installations, plant and equipment, deal with new situations as they arise and pass on knowledge to others
- Understand the working of mechanical and electrical services within a healthcare environment
- Work from and understand detailed engineering drawings and specifications and to ensure that current regulations are followed at all times.
