Grounds Maintenance Caretaker

**MAIN RESPONSIBILITIES/DUTIES**
2.0 The role is to provide a front line/first call responsive grounds maintenance service for residents. Keeping communal areas clean and tidy and recording/reporting relevant information in accordance with company policies, procedures and Service Standards.
2.1 Adopting an approach that takes the service to the customer through efficient and flexible working, providing a GM service in accordance with set schedules ensuring challenging performance targets and objectives are met.
2.2 To drive vehicles not exceeding 3.5 tonne (with trailers when required) as required fulfilling Estates Services grounds maintenance schedules.
**3.0 RESPONSIBILITY FOR RESOURCES**
3.1 To ensure and take full responsibility and maintenance of all allocated equipment/tools/plant including GM products/chemicals ensuring they are stored and used in accordance with COSSH requirements, Health and Safety Legislation and manufacturers instructions.
3.2 Responsible for the safe and proper use as instructed of electronic data management equipment including mobile phones/camera phones as directed and supplied by Ascham Homes. Completion of performance/management control information or other documentation as required.
3.3 The post holder will be responsible for the correct use of vehicles, powered cleaning/GM equipment and all other plant or equipment supplied to provide services within the Estates Services Teams remit.
**4.0 JOB ACTIVITIES**
4.1 To provide a full ground maintenance service e.g. grass cutting, pruning, weeding, spraying etc as directed by the management team to various estates/properties.
4.2 Undertake regular inspections as directed of communal areas, playground areas and playground equipment, noting and reporting any Health and Safety breaches including reporting/recording contraventions of tenancy/leaseholder regulations by residents including unauthorised parking or misuse of estate grounds.
4.3 Provide advice and assistance to residents whenever possible, including accompany prospective tenants/new tenant visits when requested. Highlighting residents responsibilities for communal area management and referring residents outstanding issues or queries to the supervisor or appropriate teams.
4.4 Keeping records of statutory undertakings, service controls and landlords stopcocks to water tanks and making any necessary oral and written reports as directed including noting and reporting repairs communal areas, vulnerable residents repairs, estate lighting and play areas to the appropriate team.
4.5 Undertake minor repairs in communal areas as directed or as required in accordance with Health and Safety Requirements.
4.6 To undertake non-scheduled duties appropriate to the post e.g. report and remove as directed graffiti or other defacement of walls as directed. Locking and unlocking areas/cupboards as directed.
4.7 Dealing with any day time emergencies which may occur including attending as instructed to properties affected by flood, burst pipes, etc., to assist with mopping up operations.
4.8 Supplementing as directed the caretaking/grounds maintenance cover arrangements for estates covered by resident caretakers pending the recruitment, replacement or return to duty after absence of an estates services caretaker.
To undertake any other non-reoccurring duties of a temporary nature as directed.
**Job Type**: Zero hours contract
**Salary**: £13.15 per hour
Expected hours: 36 per week
