Head of Student Lettings

**Job Purpose**:
The Head of Student Lettings will be responsible for managing the student lettings operations across a portfolio of properties (PBSA) in the East Midlands, ensuring high occupancy rates and smooth tenancy management. Working directly for the landlord, you will lead a team of lettings staff, oversee the day-to-day operations, and ensure an excellent tenant experience. This role is focused on operational efficiency and team management.

**Key Responsibilities**:

- **Team Leadership & Management**:

- Lead, manage, and support the student lettings teams across multiple properties in the East Midlands.
- Set clear targets for the lettings teams to ensure that properties are let promptly and void periods are minimised.
- Provide training and guidance to staff, ensuring they deliver high levels of customer service and handle tenant enquiries efficiently.
- Regularly visit properties and offices to provide on-site management and support to the teams.
- **Day-to-Day Lettings Operations**:

- Oversee the full lettings process, from marketing available properties to conducting viewings, securing tenants, and managing tenancy agreements.
- Ensure properties are let in a timely manner, working with the teams to manage the tenant check-in and check-out processes.
- Manage the turnover of student tenancies, ensuring mínimal voids between tenancies and quick re-letting of properties.
- Coordinate tenancy renewals and handle any tenant requests or queries during their stay.
- **Tenant Relations**:

- Act as a key point of contact for student tenants, ensuring all communications are handled professionally and tenant issues are resolved swiftly.
- Ensure tenants are given a high standard of service, including addressing maintenance issues in collaboration with the property management team.
- Handle any complaints or disputes that may arise, ensuring a satisfactory outcome for both tenants and the landlord.
- **Property Maintenance Coordination**:

- Liaise with the property management and maintenance teams to ensure that properties are well-maintained, clean, and in good condition for incoming tenants.
- Work with maintenance teams to ensure any repairs or improvements are completed promptly to maintain high standards across all properties.
- **Travel & On-Site Presence**:

- Travel regularly across the East Midlands to visit properties, meet with staff, and ensure smooth operations.
- Be on-site during key times, such as student move-ins and move-outs, to oversee operations and ensure everything runs smoothly.

**Key Skills & Experience**:

- **Lettings Experience**: Significant experience in residential lettings, particularly in student accommodation, with a solid understanding of the student rental market.
- **Team Management**: Proven experience managing and leading a lettings team, with the ability to motivate staff and ensure high performance.
- **Strong Organisational Skills**: Ability to manage multiple properties and teams, prioritising tasks to ensure efficient day-to-day operations.
- **Communication & People Skills**: Excellent interpersonal skills, with the ability to communicate effectively with tenants and staff, and to resolve issues quickly and professionally.
- **Problem-Solving**: Proactive in addressing tenant issues, maintenance concerns, and operational challenges.

**Qualifications & Requirements**:

- **ARLA Accreditation** (preferred, but not essential).
- Full UK driving licence and a car.
- Experience in student lettings or residential lettings management is highly desirable.

**Job Types**: Full-time, Permanent

Pay: Up to £40,000.00 per year
