**Property Manager**

**Location**:Office is currently in South Woodford but with future relocation to Loughton.

**Salary: **£24,500 - £34,500 per annum dependent on qualifications and experience.

An exciting opportunity has arisen to manage a portfolio of residential and commercial properties in the South Woodford/Leyton area. Working closely with the landlord and being ready to lead by example, you will oversee day-to-day administration of the portfolio.This includes, but is not limited to, arranging repairs, tenancy agreements, deposit protection certificates, and conducting viewings.

Please note that the hours for this role are flexible to meet business and tenant needs and may include unsociable hours at evenings and weekends to deal with emergencies as they arise.

**Duties and Responsibilities**
- Arranging and conducting viewings
- Arranging and overseeing repairs
- Issuing and enforcing tenancy agreements
- Tenancy renewals
- Tenant move-ins
- Protecting tenant deposits
- Maintaining up-to-date records
- Ensuring legal compliance - e.g. property licencing, gas safety certificates, etc
- Booking and conducting property inspections
- Dealing with rent arrears/evictions in line with the relevant legal requirements
- Resolving tenant queries in a timely and professional manner
- Liaising with and keeping all stakeholders fully up-to-date
- Dealing with procurement of materials and supplies
- Updating utility companies in respect of changes, providing meter readings
- Other miscellaneous duties as reasonably requested by senior management

- Minimum 2 years’ experience in similar role
- Full Clean UK Driving Licence
- Eligible to work without restriction in the UK
- Willing to make a medium/long-term commitment to stay and grow with the business

Desirable
- Clear understanding of relevant legislation
- Own vehicle available and insured for business use
