**Senior Surveyor Inside IR35**

**Contract Term: 12 Month**

**Contracting Authority: Network Rail**

**Location: Milton Keynes/ Hybrid - 3 days in office. (5% travel to multi sites required)**As a Senior Surveyor you will provide specialist guidance to operational teams in order to influence compliance with Agency, policy / legislation / best practice ways of working and contribute to the delivery of business plans. You’ll keep up to date on changing legislation / best practice externally, to inform internal priorities and appropriate alignment. Contributing to the development of the Agency policy / process at national / local level and monitor and advise on effective implementation in the business, in line with targets is also an important part of this role. Naturally leading or participating in projects, providing functional / specialist input to improve ways of working and business change _ efficiency.

Build and sustain effective relationships with operational customers to understand issues and provide effective response / steer for operational needs. You’ll also mentor and coach others on policies, procedures, practices and techniques equipping them with the knowledge and skills to deliver their work in an effective and efficient manner.

**As **Senior Surveyor **your main key responsibilities would be to**:

- **
Stakeholder Management **- Deliver a range of professional property services of a complex or substantial nature for a client group including (but not exclusive to): acquisition, compensation claims, leases, surrenders, lettings, sale and temporary use of operational land. Anticipate and be responsive to the needs of the business in delivering a range of property services
- ** Operating Environment - **Take responsibility for managing negotiations of complex and substantial projects to an agreed budget. Manage property service to maximum efficiency, delivering business objectives in terms of cost savings, income generation, asset management, customer service. Represent NR externally as required using technical capability to manage this effectively.
- ** Resource Management** - Develop and maintain close and effective working relationships with internal colleagues to enable efficient and effective delivery of the client remit. May look to matrix manage more junior members within the team as required by the project. Instruct and manage external agents and solicitors to complete commercial activity on complex cases.
- **Service** - Deliver an efficient and effective service and provide professional direction, representation and support at senior level to internal clients and external stakeholders, outperforming service targets. Determine the most effective approach to property requirements engaging at a senior level.
- ** Leadership** - Provide the business with technical leadership on the range of property issues and provide supporting leadership to the wider team
- ** Strategy and process** - Identify and implement changes required to support delivery of the Property function’s overall strategy and services. Have input to the creation and delivery of the strategy for the client group.
- ** Safety** - Actively support the development and implementation of a safety leadership and cultural change programme to support delivery of a safe working environment and a safe rail system
- ** Sustainability** - Make sustainability a key element of all activities being delivered
- **Financial** - to increase Property’s contribution to the cost of the company’s rail operations specifically through delivery of the client requirement and also through identifying opportunities for implementation in other parts of the Property function and wider company. Identify, exploit and take accountability for the delivery of opportunities for cost savings, income generation and capital growth.
- ** Knowledge Sharing** - Actively seek to identify complementary opportunities for Network Rail when assessing activities through collaboration.
- ** Authority / Decision Making - **Take responsibility for providing property solutions on complex issues, and a range of property transactions including (but not exclusively) acquisitions, leases, surrenders, to maximise benefit to Network Rail on land utilisation issues. - Educated to degree level or equivalent.
- MRICS qualified.
- Wide range of General Practice surveying experience.
- Evaluation experience.
