**Purpose of the role**

To ensure both the internal and external environment, equipment, fixtures and fittings within Green Tree Court are maintained to a high standard and remain fully functional at all times thereby ensuring the comfort, safety and wellbeing of the residents.

**Key responsibilities of the role**
- To oversee and take overall responsibility for all maintenance and repair tasks.
- To report irreparable defects that are, or may, compromise the wellbeing and safety of the residents to the Home Director and/or nominated external support contractors.
- Liaise with external contractors, ensuring their safety while on site, and monitoring for high quality workmanship, while ensuring the safety, security and wellbeing of our residents.
- To maintain the external environment, including gardens, pathways and grounds to an excellent standard ensuring their aesthetic condition and safety for pedestrians.
- To maintain the internal environment, including plant, kitchen and support service equipment to a high standard and ensure a continuous service.
- To implement and manage the general Maintenance across the Care Home, ensuring all checks are conducted and recorded in the prescribed manner.
- Conduct all checks in line with the Fire Safety Log Book
- Assist with the induction of staff members to the fire safety and evacuation procedures.
- To give advice by telephone when off-duty and to attend the home in case of an out-of-hours emergency.
- Be available for home communal duties such as driving, cleaning, resident activities and supporting other departments as needed.

**Salary**: £32,000.00 per year

Application question(s):

- Hands-on experience in property maintenance and general repair
- Good understanding of building services including heating, hot and cold water distribution, ventilation, electrical distribution and plumbing
- Good understanding of building fabric and its maintenance
- Practical experience of planned maintenance systems and record-keeping
- Experience in project management and control of contractors
- Practical ability and experience in painting and decorating
- Desirable: Experience of maintaining a residential building, 24 hour operation e.g. nursing / residential home; Accurate and timely record keeping skills; Experience in management of budgets and ordering of stock and spares; Experience in training.

Licence/Certification:

- Building, electrical, plumbing qualification (preferred)
- Health and Safety qualification (preferred)
