Action is looking to recruit a full-time Property Services Officer to work alongside the Maintenance Team, based in Rotherham. The maintenance team is responsible for the health and safety and day to day repairs of all properties, ensuring a high standard of accommodation is on offer to all tenants.

**The post details are as follows**:
**Hours**: 37 hours per week, Mon - Fri

**Contract**: Permanent

**Salary**: Grade 1 - £22,071.09 - £23,825

**Annual Leave**: 27 days holiday - Two of which will be allocated by the company between Christmas and New Year (plus 8 statutory public holidays)

**Office Base**: Chesterfield
- A full driving licence with 2 years driving experience (NOT essential but desirable)
- Willingness to drive
- Basic literacy skills, for the completion of paperwork
- A positive attitude towards work
- A willingness to adapt to a variety of tasks
- Ability to work independently or as part of a team
- Previous cleaning and/or low-level maintenance experience (desirable)

**Job Description: Property Services Operative**

**Responsible to: Maintenance Office Manager**

**Main Duties**:

- To carry out the duties of this position as part of the maintenance team.
- The cleaning of occupied and empty properties including toilets, bathrooms, kitchens (and appliances) and any other household area.
- To carry out regular Health and Safety checks on properties and respond effectively to Health and Safety issues. Any new issues identified must be reported back to the Maintenance Office.
- To carry out repairs on properties.
- To report through any repairs that cannot be completed at the time.
- To report missing items of furniture or goods to the Maintenance Office.
- To prioritise workload and liaise with the Maintenance Team.
- To be aware of all risk issues in supported accommodation and report any new risks identified to the Maintenance Office.
- To report when stock level of cleaning materials and furniture are low to the Maintenance Office.
- To deal safely with the cleaning issues involved with abandoned drug using equipment, including disposal of syringes using personal protective equipment.
- To perform maintenance duties to the standards required by Action Housing.

**General**:

- To attend meetings internally and externally when requested by the Asset and Property Development Operations Manager.
- To undertake training as requested by the Asset and Property Development Operations Manager.
- To be familiar with and comply with all relevant Health and Safety, Operational, Personnel, Data Protection and Financial Regulations, policies and procedures.
- To undertake additional duties, following consultation, as required from time to time by the Head of Housing.
- To have a flexible approach to working in order to deal with emergency situations, occasional extension to contracted hours

**Person Specification: Property Services Assistant - Desirable**
- Previous experience of cleaning in a commercial/property work setting
- Previous experience of basic DIY
- Ability to remain calm and assess risk in relation to lone working and vulnerable adults
- Proven ability to work on own initiative and evaluate situations effectively
- Proven ability to work flexibly and positively as part of a team in order to complete work effectively within deadlines
- Literacy skills to enable completion of paperwork around health and safety, repairs & stock. (ESSENTIAL)
- A full driving licence with 2 years driving experience (Desirable, but not essential)
- A commitment to the provision of a quality service
- Flexibility and willingness to adapt to frequently changing demands of the role.

- You do not need your own vehicle for this role.

**Additional/Useful**
- Previous experience of conducting health and safety checks
- Experience of undertaking maintenance and/or gardening work within a work setting
- An understanding of social welfare issues, including knowledge of issues affecting the accommodation and support of offenders, drug users and those with mental health issues.
