Residential Property Manager

Job Purpose
To manage the people and activities that support the client's portfolio providing the team with clear leadership, support, and direction. To represent the company at meetings and alongside Directors and Partners and contribute to the strategic direction anddevelopment of the company. Identify and monitor performance against individual and company key accountability indicators and targets. To provide stimulus and direction to the continuous improvement and enhancement of the company's overall Business objectivesand Strategic Plan.
Hours of work
Working hours will be 9.00 am to 5.00pm Monday to Friday with one hour for lunch. Due to the nature of the role, you may be required to work out of office hours. Your role will be mainly office based, although you will also be required to visit residentialdevelopment sites or to attend meetings and conferences.
Key
**Responsibilities**:
- To provide advice and direction on all matters relating to the management of the client's property portfolio to ensure efficient and effective management in line with Written Statement of Services.
- To provide broad management overview on portfolios, large scale maintenance programmes and special repairs.
- To exercise professional and management expertise in making day to day decisions on matters empowered or delegated by the Director to the post holder
- To authorise the payment of invoices and the placing of orders for the execution of works to the financial limits specified in the company's Dimensions of Authority and Financial Regulations
- To adhere to existing working practices, methods, procedures, undertake relevant training and development activities and to respond positively to new and alternative systems.
- Manage a portfolio of properties commensurate to the duties required to be undertaken within this role.
- To carry out any other reasonable duties and responsibilities within the overall function, commensurate with the level of responsibilities of the post.
- To maintain confidentiality and observe data protection and associated guidelines where appropriate
Knowledge, Skills and Experience Required
- You should have at least one year's experience of managing staff at property manager level or similar responsibility and successfully managed a dedicated portfolio of developments.
- Knowledge of relevant legislation including Property Factors Scotland Act 2011, Property Factors (Code of Conduct), (Scotland) order 2012, Property Factors (Registration)
- (Scotland) regulations 2012.
- Following procedures and best practice on disseminating residential block property management advice.
- High level of written communication and numerical skills to produce succinct correspondence and reports.
- The ability to research, analyse and reason logically and effectively within tight and conflicting time frames.
- Excellent IT skills including Word and Excel skills
- A commitment to providing a high level of customer service.
- To carry out any other reasonable tasks as may be directed by the Directors and Partners to meet the needs of business
- Ensure an efficient service is delivered in a timely manner whilst understanding the clients objectives and priorities.
- Prioritise work to ensure the best outcome for outside customer, agencies as well as internal departments.
- Make responsible decisions on behalf of the company and in doing so ensure that the best process is in place to achieve the best possible outcome.
Desirable qualifications are:
IRPM Part 1 and Part 2
Property management related or other relevant undergraduate or post graduate degree
Assoc. RICS or higher RICS membership status.
