**Deputy Regional Head of Service - Property Services (North & Northwest Region)**

Location: Based anywhere within the North and Northwest of England

Hours: Full-time, 40 hours per week

Sanctuary Property Services is seeking an experienced and driven Deputy Regional Head of Service to join our senior leadership team. Covering a diverse portfolio of over 27,000 homes across the North and Northwest of England, this is your opportunity to shape and lead high-quality, customer-focused property services at scale.

As Deputy Head, you will support the operational leadership and performance improvement of our in-house repairs, voids, compliance, estate services, and planned maintenance teams. You will also play a key role in health and safety, asset reinvestment programmes, and the management of our supply chain and framework contractors.

**What you’ll be doing**:

- Leading and supporting the delivery of responsive repairs, voids, estates, and planned investment programmes through internal teams and external partners
- Driving operational performance, value for money, and enhanced customer experience
- Managing capital and revenue budgets to ensure high-quality, cost-effective outcomes
- Building strong relationships with internal stakeholders and supply chain partners
- Leading continuous improvement initiatives and implementing best practices across the region
- Supporting compliance, health and safety, and surveying activities with robust governance
- Contributing to regional and national strategic decision-making with senior leaders

**What we’re looking for**:

- Substantial experience in property services leadership, ideally within housing or a similar sector
- Strong commercial acumen and a proven track record in delivering operational improvements
- Experience in managing people, projects, and budgets in a complex, multi-stakeholder environment
- Deep understanding of housing legislation, compliance, and asset management practices
- Excellent problem-solving skills with a focus on outcomes, customer service, and innovation
- Working knowledge of Health & Safety legislation and risk management practices
